I had previously had my roof replaced and when the roofing supply company dropped the roofing tiles off, they dropped them and stacked them at a high rate along the ridge of my roof, pounding my roof. I was home at the time and a rafter came through the ceiling of my home. The roofer initially agreed to make repairs but I had suspicions he didn't do much with the damage. So I hired Phillip to take a look and tell me how secure the roof was. When he inspected he found quite a bit of damage and was able to take photos inside the attic that showed the damage. The repair that the roofer had made was not adequate and was causing my roof to sag. Phillip noted on his report that in his opinion the damage had been caused by a large, sudden blow to the roof. As a result of his report and the photos that Phillip provided, the roofer agreed to come back with Phillip and take another look. After Phillip came out with him to show what he had found, the roofer agreed to make the repairs. It NEVER would have happened without Phillip's inspection. He is very thorough and professional. And he came back out and reviewed the repair the roofer did after the fact. My roof is now stable and the sway in the ridgeline is gone. Phillip's company, Vanguard Property Inspectors, is the ONLY company I will use for future inspections when I need to buy, sell or for any other type home inspection. He is honest, thorough, fair and reasonably priced for the amount of work he does.
Description of Work: Vanguard Property Inspectors are the best! Philip Graham, owner and operator initially did a inspection of one area (the attic and roof) of my home. I did not use him for a full home inspection. Although I was on-site when my sister used him for inspection on a home she was buying and I saw how thorough he was. That prompted me to ask him if he could do an inspection of just one area of my home which he did. He charges more than what I listed in pricing for a full home inspection but he is VERY thorough and it is worth it.
