I entrusted some really nice property to Tony Westlake at T&J Property Mgmt. The tenant they selected was a TWICE CONVICTED FELON (poss. of dangerous drugs w/ intent to distribute.) The tenant conviction record came up immediately after Googling the tenants full name (Not hard to find). The tenant was perpetually late with the rent and left the property so damaged and greasy, the black pigs of the U.K. would be repulsed. Badly stained carpet with cigarette burns & dark fluid(?) , front door knocked off frame and hinges, rotted food in refrig.(In garage)(due to having no electricity for weeks at a time). In trying to evaluate whether the odorous refrigerator in the garage was the one I had paid for new the previous year, I called the office. They had absolutely no information regarding warranty, serial numbers, date of purchase, etc. Oven had to be replaced. Walls were so dirty they had to be repainted. Mr. Westlake estimated the damages at around $10,000. The tenant owned a business that was losing money. Mr. Westlake informed me that he was not aware of the convictions and had made no attempt to verify the income of the business. Nor did the tenant show any past rental history other than the applicants present roommate. I found out later the tenant was getting checks from a federal entitlement program for people with mental problems (crazy money). The so called "manager" assigned to my property did not enforce the no pets rule(2 pit bulls) at another property and allowed the weeds to get approx. 5 ft high at the property refered to . After the tenant moved, I had arranged for a charity to pick up some abandoned property (toys, headboards, nightstands, lamps, bedding, chair, etc). Mr. Westlake's maintenance employees informed me they had been instructed to clear out the abandoned property. The employees took the abandoned property to 2 different close by dumpsters they use so they would not have to pay the fee at the city dump.
Mr. Westlake's employees turned in an invoice stating it took them 12 hours (2 men X 6 hrs ea) to mow a small courtyard and dispose of a small amount abandoned property. They also claimed to do other things that were NOT done. Mr. Westlake deducted this felonious amount at $20.00/hr ($240) from remaining funds in my account. Evidently the tenant got behind on the rent more than once because Mr. Westlake charged me $305.70 in legal fees for this tenant for the year 2013 . The tenant did move out on their own, shortly before the eviction was executed. I do not recommend hiring this company to manage nice properties or ANY property.Licensing
