About us

Established in 1933, Olshan Foundation provides cost-effective foundation solutions to residential and commercial property owners. Services are backed by an available lifetime warranty, friendly customer support and convenient financing options. Free, no-obligation structural assessments are performed by Certified Structural Technicians. Since no two homes are alike, our Technicians carefully inspect the problems affecting your home before developing a comprehensive repair plan designed uniquely to your property. Olshan is the exclusive provider of the Cable Lock ST Plus repair system. This hybrid design combines the penetrating power of concrete with the long-term durability of steel, providing a longer, deeper more secure repair. We also offer drainage and root barriers to help prevent foundation damage. Schedule a free, no-obligation assessment now. Your home’s structural integrity depends on the strength of your foundation. It supports everything else – walls, windows, floors, doorways, roof – so when your foundation is damaged, it can cause serious problems throughout your home. Like most things in life, your foundation is subject to environmental stress. Expanding and contracting soil, excessive moisture and inadequate drainage are some of the most common threats to your home’s foundation. Over time, environmental stressors can cause a foundation to shift, crack or settle unevenly. And homeowners often miss early warning signs of foundation damage. Homeowners spend about $4 billion annually stabilizing faulty foundations, and those costs may increase as more homes are built in areas known for shifting soil. Understanding risk factors and signs of foundation problems can help you protect your most valuable asset from irreversible damage.

I had the Cable Lock foundation system installed a few years ago. The install went fine. The system comes with a lifetime adjustment warranty. I started calling them a year ago to get them to come out to make an adjustment. However, I cannot get them to call or email me back. This is, by far, the worst customer service I have ever experienced.

They dropped the house and caused a lot of problem for us. The whole house is full of cracks. Now I have internal and external damage in my home now because of them.

They came out to review the previous work for insurance claim purposes. Since working with a structural engineer, I would like to recommend that anyone thinking they need foundation repair, to go the extra $200-$300 and hire a structural engineer first. We have been working with a very reputable SE and he has told me that Olshan has been before the board of engineers many times. They are not engineers. Our engineer said that the previous owner should not have had piers installed. When I asked for the elevation levels from Olshan from the initial date of install, I was told there was none taken.
It was hard to get someone to call me back from Olshan whenever I had questions. I was disappointed to learn the home we bought was fine before the piers were installed unnecessarily. I was also disappointed that after they had to dig up our landscape bushes, they weren't put back in properly and so some of our landscape died after their work was done.

Olshan Foundation Repair put us on the list and said they would get back to us but they never did. Finally we called and I talked to the manager who said they would be down next week and then they did but it was a problem originally getting them to come out when they said they were going to come out and do it. Once they did then they got right at it and got the job done. We got kind of the runaround originally.

Off Home Depot website i asked for a estimate over the phone, and was contacted by Olshan. I answered several questions such as  how many gallons, where it was located, etc. I was given a quote of $700, but an on site review was needed for the final quote.  My appointment was between 4-7 pm, but they called early at  3:30 to advise they were on the way. I had contacted 2 other plumbers and they didnt seem too interested and the quotes were much higher.
Ray and Andy were very friendly, professional, and we joked around a bit  about how sad my old tank was. When the tank was moved, the bottom collapsed and fell out.  Ray advised that my water heater was not up to code, and would need additional work,  the  price of $1465.00 was given.  My old  tank sat on  the garage floor.  I would need: a stand, gas shutoff valve, gas flex line, inlet water valve, hammer arrestors, drip leg , drip pan and supply lines.
It took at least 3 hours, and they removed the old tank, cleaned up all the mess. Ray took the time to answer all my questions and show me everything they did, how to light the pilot ,  how often and how to drain the tank to make it last longer.

I didnt want to spend quite that much, but it was needed.  Ray and Andy made the experience a positive one. I would call them again if any work was needed.

Update 5/29/13   A city inspector came out to check out the installation, and it Failed .I asked about daylight showing thu the vent that went from the top of the heater thu my roof, they said that was okay. Before they started they showed me  electrical wires too near the roof vent, however they failed to fix that issue. The inspector said he would advise the plumbers about  the problems.

As of June 12/2013 ,  Olshan has yet to contact me. It has turned out very unprofessional.

June 25/2013   Olshan came back out. I was told everything was fixed, but I dont trust them.  While I was pointing out daylight coming in thu the vent, he got so frustrated with me he walk out of the garage. He did come back and apologize. he left without a fix on the sun shining in.

July 9/2013  Olshan called to see how the work went, I told the girl what was going on. She said a supervisor would call back. The did not.

I relied upon Olshan's expert to tell me what was settling on our house, causing our front door to not close and cracking in the sheetrock.  We took his advice and signed the contract.  After completion, we waited 6 months like they told us before replacing the sheetrock and flooring.  Within a couple of months more, cracking started again in the sheetrock and we began to see separation in our wood flooring.  Also the front door began sticking again.  We called to have the piers adjusted and on the day of the appointment the foreman came out and started bad mouthing the first consultant that had said we needed 9 piers.  He continued to complain about the salesmen not knowing what they were doing.  After the adjustments were made, the door was working once again.  Within a year the door bagan to stick again.  We called and asked that if they were going to send someone out that they not send the same foreman that they had sent the last time. They said they would sent the Tulsa foreman instead.  The same foreman showed up at our doorstep and started in on bad mouthing the salesman again and said that he would need to drill piers through our new wood flooring to fix the problem.  Since we didn't believe him and we were concerned about having to spend ANOTHER $15000 to replace our wood flooring and sheetrock, we told him no that day and sent an email to Olshan's headquarters.  They then sent out a guy from Texas that told us our problem isn't the north side of the house, but has been the south side of the house all along.  He suggested 19 new piers, but none within 18 feet of the front door.  He sent out a crew to adjust the piers on the north and they showed up today, Dec 15,2012.  They started to adjust the piers which began causing new cracks in the sheetrock, so they stopped and lowered the north side back into place.  So overall, the problem has gotten worse, they have tried to adjust the piers they installed, but if the guy from Texas is to be believed, then we didn't need those piers at all.  While they did come out several times when we called to complain, the problem still persists and the foreman today, Rafael, says that he doesn't have any idea what would make our front door operable again.  My advice would be first to not use Olshan, and second to get several different opinions from foundation companies before you commit.

They did a good job.  Time will tell on the repair, but it was a good service as far as I can tell.  They dug up a lot of my flower bed, but I'm pretty sure that it was necessary.  I am satisfied with the service.

They did a great job making the repair and didn't charge us anything.  We've kept their card and we will be using them again.  They had installed the hot water heater over a year ago and when I was out in the garage, I heard it leaking so we called him.  He repaired it and didn't charge us anything.

Overall it went well, I would use them again but I did have a problem. When the sales person came he wrote us an estimate, when the crew got here to do the work someone had changed the contract by marking out what he quoted me and marked a cheaper product. They did go ahead and install the pier he quoted but only becuase I was standing there and knew it wasn't right. The crew that did the work were great, they were here on time, did the work they said they would and were gone by 5.30pm with very little signs they had been here!

Olshan's response time is why I chose them and they had a good review on Angie's List. I bought a new house and will be using them again soon. The price was high but it was worth it.

At first they said 1-2 days & I took off work for 2 days. They were on time & said they would most likely take 1 day. I guess they leveled the house ok, which is what we needed. However, they left their work area in a disaster & after many weeks, the ground finally stopped sinking. I was very grateful that my husband and sons could continually fill in the deep sink holes. My guys were going to do the cement work instead of them and I was greatful for that decision. The ground under the would-be concrete was one of the areas that had massive sink holes. The flower & shrub areas were destroyed, but I can accept that because those plants would not have lived anyway because of the sink holes. I have before and after pictures. Also, only one person spoke English, which is ok because I could communicate with him and he was polite and respectful. I left several messages about the sink holes to the company, but no one called back. I guess that I should have continued to try to speak to a person, but I thought if they did come back, I would need to take off from work again, with no pay. So, my guys filled the holes in, while complaining to me about my choice of companies. Most likely I would use them again, but I will ensure that the holes are correctly packed & the yard looks presentable before they leave. The company sent me a $100 certificate if someone that I refer hires them. However, I have been thinking about returning it because I would feel bad about giving them a reference. I did not get a Home Depot Gift Certificate, which is mentioned in the website. I just hope that they fixed my problem and they did give a warranty for their service.

The work they did seemed to be okay but their clean up after the work was pretty bad. I think their price was comparable to anybody else?s price. It is all hidden. The only thing that I can see is the repair patchwork that they have done and the holes that did not get quite filled back up again. The problems in the foundation seem to be taken care of. We were having a lot of work being done at that time and there were a lot of people around the house. I cannot recall enough about the experience to comment on their responsiveness and punctuality. I did not have a whole lot of interaction with them. A lot of the workers did not speak English. Their professionalism seemed to be okay. We will probably use this company in the future.

They were professional and did a good job. They used a new type of material in the cinder block called Crystalline. What it does is soak up moisture in the cinder block. It stops it from entering the block. I got 3 estimates and they were the most reasonably priced. I was pleased with their work. I would hire them again.

They are a very good company! They had a came down in a timely manner to inspect foundation. They were very punctual and prompt. A year later, the foundation settled again in same area. They came out as promptly as did the first time. They did a great job!

Olshan Foundation Repair gave us a video to show us exactly what they had to do, which was so beneficial. We couldn't really visualize what they were going to do. A very nice man who took lots of time answering our questions and concerns.
