Terrible experience with Spencer at H and H Inspection. Our house was inspected. We moved in. Found a problem with air conditioner ductwork under the house. Contacted Spencer and he told us he didn’t go under the house because he was afraid of damaging the ductwork. Pretty poor excuse I think. We ended up having to pay someone with a camera to scope the ducts and find the damage. We were then also responsible for the repairs of damage Spencer didn’t even look for. There is Error and Omission Insurance to cover incidents like this. H and H doesn’t carry it. I have checked with many other inspection services and they all carry it. Some realtors don’t use companies that don’t have it. Apparently our realtor didn’t check.

The inspector was at the property early and was extremely
friendly and professional. Once he began the inspection he was thorough but
very efficient. I felt that he did a good job at identifying all of the small
issues in the house. There were things he found that I know I would not have
noticed. He took the time to answer my questions when I asked and then he did a
final walkthrough with myself the seller to make sure we all understood the
issues. The inspection was completed around 11 AM, by 10:30 PM that same day I had
already received the official report to include photos and recommendations. I
will most definitely use Spencer again. 

The inspector went through the house with the previous homeowner before I arrived at the set appointment time.
When I arrived, I saw the inspector, Spencer Hugggins (LHI#239), coming out of the attic with the previous homeowner. In my first -time-home-buyer ignorance, I didn't realize until after the fact that he was meant to go through the house with ME. That did not happen. The inspection was basically over when I arrived (on time).
After a VERY cold winter, I called a heat/air company ( ADVANCED AIR SPECIALISTS) and they informed me that my attic ductwork was disintegrating and the HVAC system needed complete replacement. This was never disclosed to me even though the previous owner knew about it.
I GOT SCREWED. Had I known there was a problem, I would have still bought the home, but could've budgeted for more repairs. The previous homeowner convinced me to put $1000 in damages in our contract. BOY - was I stupid.

Inspector showed up on time, conducted inspection alone and then walked me through every area of concern and was more than happy to answer any questions. Would be more than happy to recommend him to anyone.
