In the end all turned out well, however the agent involved was very upset and threatening when I chose not to use her preferred vendor to complete work needed from inspection report. I was told that I was in "breach of contract" for not allowing a specialist inspector to return to my home to further evaluate the scope of work needed. I chose another vendor due to a ruined floor and a huge muddy mess said inspector left. She never even showed ANY concern for the damage to a brand new $4000.00 floor. I had to have the BRAND NEW carpets cleaned throughout the home also cleaned mud off of the freshly painted walls and baseboards. I replied that she "breached" the contract when she left what was my home at the time in such a horrible mess. This vendors bid was over $3000.00 higher than what I paid for liscensed, certified, warrantied work......yes $3000.00 She never apologized, never offered to have someone assist with the mess, and never offered to pay the $900.00 that it cost me to clean up and repair the flooring. SHE WATCHED THIS HAPPEN IN THE HOME! UNBELIEVABLE!!! I am pretty confident that this agent has a shady relationship with both inspectors sent, and was about to lose the deal completely for her clients. She acted as though they would all be getting a kick back of some sort by their little referral program. Even during a final inspection to address the repairs on the signed TRR report, she allowed inspector to perform inspections on items NOT ON THE REPORT. She also threatened me regarding other items the inspector found that her buyers did not mind handling on their own after closing. My AMAZING agent offered to pay (and did pay out of her commision) a small bill due to a minor miscommunication in regards to the scope of work performed and was about to lose this home for her buyers and waste the money they spent for inspections, on the day of closing! I would NEVER reccomend the agent representing this company. She was rude, classless, and did I say she threatening?? She can take her "breach of contract" elsewhere! .....along with her horrible inspectors!
