I purchased a 12-unit apartment building knowing the property had a bed bug infestation.  Jerry, the owner of ProKill, had given a talk at a Clermont Housing meeting for landlords.  He seemed to know his stuff so I decided to give him a call.  His initial visit was just an inspection.  This was free of charge.  He determined the severity of the bed bug infestation during his first visit.  He would treat 12 units for $4000.  His guarantee was he would continue coming back during the 1st year until the bed bugs were gone, which I liked.  The most important piece was there was a tenant compliance sheet that the tenants needed to adhere to in order for the treatments to be successful.  That was the most important piece of this and I made sure tenants adhered to this or they would have to find another place to live (I wanted the bed bugs gone or else the tenants would have to leave so it could be treated properly).In preparation for the 1st & subsequent visits, there was some work involved.  I had to insure all 12 tenants were ready for the bed bug treatment based on ProKill's preparation sheet before every treatment.  If they weren't, ProKill would not perform the treatment because it wouldn't be effective.  

The 1st treatment was the most extensive, almost being a 6-8 hour process getting through all 12 units.  Jerry and his crew treated the apartments and furniture.  Any furniture that they felt could not be treated had to be thrown out.  Mostly, it was furniture where there was areas that bed bugs could get to, but could not be treated due to the structure of the furniture.After the 1st visit, some tenants were not in compliance so on the 2nd treatment, other tenants were just getting the 1st treatment. 

The bed bug treatments continued for approximately 3-4 months with the treatments being approximately 2 weeks apart (This was all part of the upfront price of $4000).  ProKill visited the property for treatments approximately 7-8 times.  In most units, approximately 4 inspection/treatments occurred.  In units where the infestation was worse, Jerry came back to inspect or treat if necessary.  There was a center wall between front and back apartments that ProKill insured was treated as well in case they were behind the wall(s). 

Jerry, the owner of ProKill, insured the bed bugs were eradicated from the building. I still have ProKill come back to inspect the units (free of charge) since they have the 1 year guarantee.  On the last inspection, I am happy to say that no bed bugs were found.  I will have another inspection in May 2012 before the 1 year guarantee is up to insure the building is still free of bed bugs. 

I have Jerry now inspect furniture for new tenants as they move in.  He does this free of charge which I really like.  If he was to find bed bugs with new tenants furniture, or inspect a unit where he found bed bugs, I would definently use him to treat.  I plan on having him do inspections on all the apartment buildings I own in April 2012 when the weather is better.  I am also going to start using him to do general bug spraying in hallways & around the property starting April 2012 when the weather has gotten better.
