Extensive remodel of outdated kitchen and first floor, remodeling a 2 sided fireplace to make it a 3 sided one, raising a sunken floor, removing walls, adding load bearing supports, new insulation, wiring, lighting, windows, and flooring, and very creative in dealing with problems/adjustments that occurred as the project went along.  Very high quality work.  Provided excellent tradesmen in every area needed. Able to incorporate the owner's ideas into reality.

Received an estimate in the spring. Decided to start in July. In the beginning it was found that the patio door could not be fixed, but required to be replaced. The work took significately longer than estimated, considering the work concentrated on the lower floors instead of the whole house. Cost was not updated throughout the project and the final bill was more than the original estimate for the whole house including carpeting and plumbing work (which was paid directly to the contractors). By my estimates, the cost of the project was about $5K more than I expected.

"This home was in need of extensive work due to neglect by the prior occupant. My crew spent a lot of extra time to bring this home up to standard and make it a nice and comfortable home once again. Our original contract was for $19,854.00. The work listed on the contract verses work completed was completely different as per customer request. This job was billed as time and material. When the job was completed the total was $22,057.32. We were paid $15,600.00. We took a loss of $6,457.32. The customer was under a time restraint and had family and/or friends helping out and we worked on this project as fast as was humanly possible."

The job consisted of removing the entire floor of the porch and the floor supports. Beneath the floor was a fruit cellar, with fallen shelves. The workers finished the job of cleaning out the under part before completely removing the old floor. They carried away all debris. The old floor was then totally removed and replaced. The work was very precise and leveled appropriately. Upon completion of that work, loosened bricks were removed, and mortar was used to replace them as part of the agreement. In addition, at our request, the workers built a railing for our basement steps.

Initially I was pleased with the construction BUT within a month of project completion, we began to see long, deep longitudinal cracks in many of the boards on the deck including the steps. It took several calls to get someone to come out. Only 1/2 of 1 stair tred was replaced at that time. We expressed concern about the rest of the cracks which continued to form. One step was literally breaking off. It took several calls to get the owner to come out. He kept dismissing the rapidly deteriorating deck saying he couldn't prevent ''sun damage'' Having done some research on redwood we learned that he had used a lot of SAPWOOD (as opposed to HEARTWOOD) and sapwood is prone to rot and decay. We requested that the cracked boards,especially the steps, be replaced. Only 3 of 6 steps were replaced. We had to demand that the other 3 be replaced.We had to pay an additional $200 for the new lumber The lumber that was removed fromthe deck was taken away by the workers.We had paid for that lumber

"The customer was told in advance that if they chose to use redwood that supply was limited and if the wood was to split or warp they needed to pay for extra material for the repairs and that the installation would be covered. We made sure the customer knew that treated lumber was a option over redwood. When we purchase redwood lumber we never have a choice in which type we get (Sapwood or Heartwood), it all depends on what the lumber yard stocks. We also thought it was a strange coincidence that these nice people were always unhappy with the "other contractors" that they have hired."
