Amazing! I e-mailed Aaron a week prior and he responded within an hour or so and gave me pricing information and date availability, which was key around the Holidays. We had inspection scheduled for 1 pm and he arrived an hour early to complete the outside of the house in advance to make sure he wouldn't hold up our entire day. He did a thorough inspection of the entire property (+ radon testing) and gave us a 70+ page report with both major concerns (of which there was only a few) and any other things that could become concerns in the coming years (a great checklist of repairs to do to make sure our new home is in great shape for years to come). He e-mailed me the report instantly and the whole inspection took under 3 hours. Very impressed with his attention to detail, overall expertise and excellent customer service!

He was really good. He was very thorough. He was on time.  He sent me a full report. He was definitely a 10 star rating with me. It was a good price. Hopefully I won't have to but, I would use them again in future. what stood out well to me was that after he did the inspection before he sent me the report, he went over everything. There were a couple of things that needed to be done. They had some sort of extension cord holding up the garage door opener which he said was not safe and I should get a GFIC outlet for that and have it corrected. He explained everything very thoroughly. He said that it was a home in good condition. He explained the furnace and the hot water heater. I liked that about it because instead of just saying I will send you the report and leaving, he sat down and talked to me for half an hour. That is what I would tell somebody, that is what you really want. You need to know before you put a bid in on a condo.

Our inspector, Kyle Flory, arrived early and spent a lot of time going through the house. Unfortunately, the amount of time he spent didn't translate into finding problems in the house. He noted some tuck pointing that needed to be done, which we could see as laymen. He noted that an outside railing was loose, but since it's on a little-used balcony, it wasn't a very helpful observation. He also noted there was no railing on the stairs going from the 2nd floor to the attic-again, not a very crucial observation. He noted there were no GFI outlets in the kitchen, bathrooms, and outside. Again, things we already knew. He pointed out that perennials were touching the house and garage, which he felt was a problem. When autumn came and the perennials died back a problem disappeared! He took lots of pictures and emailed us a report on the spot. What he didn't notice were an electrical violation that we had to pay to correct, windows that do not close or seal, and water damage to sandstone and the front door caused by leaking flashings. The amount of money we had to spend to fix problems Mr. Flory missed is over $1000. When I brought the problems to his attention, he sympathized with my frustration but said that "I do not always test every outlet switch and window, rather only a representative number in order to gather a fair assessment of the overall condition of each." He refused to take any responsibility for missing the water damage, claiming it probably happened after his inspection, although we have photos that back up our claim. The electrical violation, he claimed, would have required him to "see through walls," although the nature of the violation involved an electrical line that ran from an inside outlet, over the surface of the wall (in p!ain sight) to an outside light. I understand that a home inspection can't possibly find everything that's broken or faulty in a house. However, electrical, water, and energy use seem more important than overgrown perennials and loose or missing railings. I don't think we spent our money wisely with this company. I would not use them again, and I wouldn't recommend them to anyone buying an older home.

For example, the inspection is performed for a limited amount of time, typically 3 hours or less, with specific weather conditions that exist at the time of inspection. Home inspectors do not inspect for code violations (every city has different building codes), do not disassemble appliances or mechanicals, nor can they see underground or through walls and ceilings. They were very prompt, professional and thorough. Their company policy is to arruve 1/2 hour early and have the exterior of the house inspected even before the appointment time. They are very thorough and their report is built into an Ipad with pictures and comments added as they go. The entire completed report was reviewed in detail with me before they left and A copy was received by email immediately following the inspection. I chose them based on the sample inspection report available on their website at www.inspectiontech.us. They also provide radon and mold teating. I would recommend them highly.
