About us

My name is Josh Branham and I am the Owner and Lead Inspector of By-Lions Home Inspections, LLC. I completed my course work at Hondros College of Business for Home Inspections. I have extensive training in home inspection services, as I completed several hundreds of hours with Forrest Lines. I am an active member of ASHI (American Society of Home Inspectors), as well as a local member of the Ohio Chapter. Home inspection is my passion and I enjoy educating the buyer on safety, maintenance and the components of their potential home. Buying can be stressful; By-Lions is here to simplify the process and answer any questions related to the condition of the home. Forrest and his partner Joe were wonderful! They spent several hours at the homes, and did a very thorough inspection, finding things I would never have expected. They really went beyond my expectations, and were great about answering questions and explaining the details of the report and what they found. Forrest was a great resource for us later, helping us with questions about home maintenance and ideas for some remodeling we were considering. A few months after we bought the house, the refrigerator died and Forrest was really helpful in our fight with the home warranty company to get us a new frig. I would never use any other company. They are the best! They have integrity and great knowledge. They are highly credentialed and well-known in their field.

Forrest was very knowledgeable about the Radon test. The test results were a huge concern of ours, and it did come back high. The test and findings we received helped us get the owner to pay for the radon mitigation needed. Now the radon level is way below the desired 4 rating.

Forrest and Joe were early for appointment and had already started inspection when my husband and I arrived. Immediately Joe took us around the exterior of the home to report findings. Report was thorough and he answered all questions. Then Forrest did a complete review of the interior. When I had follow-up questions to the report, my calls were answered promptly.

Both Joe and Forrest were at the house to do the inspection. The house was bank owned and after our first initial look, we needed someone to come in and give us a reality check on what type of TLC this fixer up really entailed. They were very prompt in both returning my initial call to inquire about service, and early for the house inspection. They also encouraged me to stay while they did the inspection and explained their findings and answered all my questions with the utmost professionalism. Their experience coupled with my questions turned out to be very informative and they helped me immensely in figuring out costs for some of the larger projects that the house would need.

Joe and Forrest were early and already starting when we arrived. Both were very personable and friendly and were very good about making sure that they told one of us about everything they were looking at, and when they found issues (and even when they found where the home-sellers had done a good job on home improvements). They were great about not only telling us what was an issue, but also things about the house in general. The final report was extremely thorough, and was available for me to print off the Internet the night of the inspection! It even included pictures that they took of areas that needed dealt with, to make it easier to share with those that we brought in for repairs.
