My name is Josh Branham and I am the Owner and Lead Inspector of By-Lions Home Inspections, LLC. I completed my course work at Hondros College of Business for Home Inspections. I have extensive training in home inspection services, as I completed several hundreds of hours with Forrest Lines. I am an active member of ASHI (American Society of Home Inspectors), as well as a local member of the Ohio Chapter. Home inspection is my passion and I enjoy educating the buyer on safety, maintenance and the components of their potential home. We had been trying to diagnose a mysterious odor in our home for more than 4 years. We talked to HVAC guys, animal control experts, engineers, plumbers, other home inspectors and lots of friends and neighbors - all to no avail. Josh called and offered to stop by our house, for NO CHARGE, to see if he could be of any assistance. He was en route to a PAYING job downtown and went out of his way to come over to my home. I explained my concern and he took me seriously - even though I was a woman and not paying him. He listened to the litany of previous attempts to diagnose/fix the issue and was actually curious - did I mention that he offered to do this for FREE?
Josh spent a significant amount of time exploring various rooms in our home, including on a ladder, trying to solve the dilemma. While he was inspecting s specific space, it occurred to both of us the problem could be a non-structural source - and SNAP - it was. An Indian tufted rug in our home was causing the burnt rubber odor I had been smelling for years. Online research confirmed the problem, which is widespread and long-standing. Josh thought it was pretty cool to have come across a new homeowner issue he could put in his knowledge base. And he still refused payment - despite the fact that he had SOLVED my problem. WHAT CONTRACTOR DOES THAT???
Contractors work hard, especially family-run companies. Their time is money. They deserve to be paid well for their expertise. For Josh to take time out of his crazy busy day to help a total stranger, with no expectation of compensation, then be as thrilled as I was to solve the problem, is just nuts. NOBODY does that. He was patient, thorough, asked great questions - and listened to the answers, instead of assuming he "had heard it all before." He is the best.

I was very pleased with how long the process took because she went through this place with a fine tooth comb.
There were a few issues with the house that she did not feel comfortable offering just her opinion on and she suggested we get a professional in that field.
I appreciated her honesty and her level of integrity.
She was inside the attic the crawlspace and on the roof she did not miss anything!
I chose By-Lions based on the positive reviews on Angie's List. The Office Manager, Gail, was friendly, helpful and fully explained the home inspection process and what to expect. I called Saturday and was scheduled for Tuesday. When I arrived for the appointment, two individuals were waiting for me. The owner of By-Lions, Forrest Lines, who performed the Termite Inspection and Radon Test and Danielle Fritsche, who performed the home inspection. Both were pleasant, professional, efficient and very detailed in their work. They were patient with my hundreds of questions and pointed out things to me that I never would have thought to ask. The inspection took three full hours.
Today (Thursday), as promised, I received a 36 page Home Inspection Report (which included numerous photos), a Wood Destroying Insect Inspection Report and a Certified Radon Report.Working with this company was positive from beginning to end. I recommend them highly.
After owning the home for about a year, I have run into a few problems that the inspector could have pointed out if the inspection were more thorough. Overall, I believe there are too many quality inspectors in the market to go with a mediocre one like this.

I arrived at the house at the time to find Forrest and his crew already there. We had to wait awhile for the owner to let us in, since the realtor's office had failed to inform him, but Forrest took it in stride and was quite cheerful about it.
I stayed for about an hour while he showed me some of the more serious problems with the house, and then left. In all, the inspection took about 2 and a half hours. They even managed to find the tiny attic and enter it to inspect for any possible problems. Forrest offered many useful suggestions and gave advice as to how we might handle several problems that the team found. All in all, it was a very meticulous inspection, and provided us with a lot of useful information for our negotiations with the owner.
