I got three estimates, all from top-rated Angie's List roofing companies who have each been in business about 10-20 years. After looking in the attic, all three said the same thing, --most all of the plywood decking on the house roof is mildewed and delaminating, due to bad ventilation for 40 years causing moisture, including bathroom exhausts vented only into the attic, not thru the roof. This was not a surprise, as I had already seen the mildewed underside of the decking from the attic and walked the soft, spongy roof. Garage roof was OK. All three estimates were fairly close to each other. The reason I chose B&T was due to the helpfulness of their rep, Greg. I tend to ask a lot of questions. During estimates, the reps from the other two companies wanted to minimize Q&A and substitute sales pitches. Greg kept pitches to a minimum, then patiently and thoroughly answered all my questions. He also supervised the two day job on an ongoing basis and made sure I was happy with how it was progressing. Work was done on schedule, looks great and no leaks. I would definitely recommend B&T to anyone needing roof work.

They are the best roofers. They are wonderful. I cannot even say enough about them. Robert was the guy who came to do the estimate. They are very professional. They are always in time. I have roof inspection every year and so far they have not charged me for roof inspection. They are really great.

I called the office 4-5 weeks later to see if he was ever going to follow-up with a quote. He was out of the office. He has never returned my call.

Following a meeting in early October, 2012 with Todd Muth, President of B&T Roofing in Westerville. I signed a contract on 10/18/12 to have them replace a roof (approx. 16 Squares) on a rental property which included a $2,000 deposit (approx. 1/3 of estimate). The work was performed on 11/9/12 at which time I was summoned to the house to inspect/approve the replacement of a number of plywood decking sheets found to be in marginal or poor condition. I told the foreman to use his judgment and replace any sheets he felt were necessary which I believe resulted in what they said was 15 sheets (7/16? x 48? x 96?). I did a visual inspection of the completed work 4 days later and was extremely disappointed to see an unsightly degree of waviness and undulation with the shingles and the slope line of the roof. I contacted Mr. Muth to express my dissatisfaction and concern and we met at the property on 12/5/12. He agreed with my assessment and concurred that the roof didn?t look right and said he would initiate a claim with the shingle manufacturer, Owens Corning (OC), which on a phone call to me on 1/30/13 he confirmed was submitted. It was also during that 12/5/12 meeting when I pointed out to Mr. Muth that the installation crew had not replaced the gutter guards they removed during the job, an issue which took 18 months to finally get addressed. After receiving a letter from OC dated 2/27/13 stating they would review the claim after the shingles were exposed to warmer weather, I received a call from Russ Ault, an OC Product Technical Specialist to inspect the roof which we did together on 5/21/13. Right away, he agreed that the roof did not look as flat and uniform as it should, but did not agree it was related to a shingle manufacturing defect. He suspected it could have something to do with faulty installation and/or attic ventilation (B&T installed ridge vents which the specialist questioned whether it was a proper choice based on his inspection of the attic and exiting venting). He advised me that he would contact B&T of his findings and I would hear back from them. In mid-October, almost a year after the initial installation, a follow-up inspection was arranged for 10/21/13 (with Mr. Muth showing up over 30 minutes late). Although the shingles appeared to be laying a bit flatter, I once again expressed that the undulation and non-uniformity of the roof under layment was unacceptable (referencing examples of neighboring houses despite many with much older roofs). In fact, when he got up on the roof to do an inspection, I observed and pointed out to him various spots that sagged from his own weight while he kept insisting that there wasn?t any issue with respect to substandard appearance, workmanship or materials. As I left, I told him to finish his evaluation and let me know his findings. Over another month passed by until we spoke on 12/3/13 when I told Mr. Muth that I did not want to address any remedies until the spring?s warmer weather and that he would receive no payment from me for the balance due until the roof was brought up to industry-accepted standards for aesthetics and workmanship. That was when he told me he intended to initiate a lien on my property, which he filed with the Franklin County courthouse on 12/4/2013. This represented the breaking point for me in terms of frustration and exasperation with Mr. Muth and B&T Roofing. It is quite revealing at this point to introduce two significant issues relating to Mr. Muth?s failure to be consistent in his assessments as to the validity of my dissatisfaction nor his desire to reach some kind of good-faith settlement with me. First, if Mr. Muth felt I was being unreasonable or that my objections had no basis, why did he agree to file a shingle warranty claim with OC in the first place? Why did it take him five months after the inspection by OC?s Mr. Ault to follow up with me for a roof evaluation? And why is it that I have never received an invoice from B&T itemizing the extent of the work performed and balance due? A logical conclusion could be drawn that there was a question in Mr. Muth?s mind from the November, 2012 completion of the roof replacement until the final inspection in October, 2013 that my level of dissatisfaction had some degree of merit. Second, the Ohio Revised Code is very specific about the procedural process needed to file a legally valid and enforceable mechanics? lien in the state. Two of those issues which Mr. Muth has tried to manipulate/ignore include the following: 1. The statute states that the claimant has 60-75 days from the last day materials or labor was provided to file, depending on whether the work was performed on a residential or commercial property. In filing his lien affidavit with the court, Mr. Muth declared the last day that materials or labor was provided was on 10/21/2013, which was the date the two of us met at the property to inspect the roof together (nearly a year after the work was completed). By citing that date in his formal claim, Mr. Muth is trying to declare that a simple roof inspection satisfied the condition that material/labor was provided on that date. Although I left the home with Mr. Muth on the roof finishing his inspection, I did not authorize any work to be performed on the house other than a visual evaluation. 2. The statute also requires that the claimant serve written notice on the property owner within 30 days after the filing with the local county recorder?s office (standard procedure is through certified mail or similar document delivery service where the recipient?s signature is required). If such a delivery attempt is unsuccessful, a copy of the lien must be posted conspicuously on the project site within 10 days of failure of service. Mr. Muth never sent me such a letter and I never received or signed for one. And the tenants at the related property have confirmed the absence of any lien posting at said premises. According to the statute, failure to properly serve the lien is considered grounds for invalidation. In March of 2014, I contacted a structural engineer to inspect the roof both from the exterior and from the attic. Although he agreed that the shingles appeared to be solidly sealed and not lacking in integrity or performance, he did bring up several issues that should have been addressed during the tear-off, under layment replacement and new shingle installation. 1. There is insufficient space between many of the replaced underlayment plywood panels to allow for proper expansion and contraction due to temperature fluctuations (i.e. many sheets are butted edge-to-edge). Although the engineer admitted it was not a violation of any code, he did indicate that incorporating edge gaps was standard practice with most experienced and reputable roofing contractors. He also commented that a high quality job would have included the installation of ?H-clip? separators between the panels for proper and uniform spacing. 2. Part of the contract with B&T included the installation of a bathroom vent stack in the roof and ducting connection to the fan exhaust. During the attic inspection, the engineer noticed that the duct had become disconnected from the roof vent because of a short-cut used during the installation. Specifically, the connection was made with duct tape in lieu of a much more durable and appropriate metal clamp. 3. Both the engineer and Mr. Ault made statements to me about what they considered to be inadequate ventilation in the attic. Although Mr. Muth and I agreed to the installation of two ridge vents, the crew failed to seal off the gable vents to allow for the proper air flow and circulation needed for a ?healthy? attic and maximum roof life. Several months ago, Mr. Muth contacted me and we met at the property on June 9th, 2014 to try to come up with a resolution on the issues described above. Mr. Muth finally arranged to have most of the items addressed/corrected and agreed to withdraw the lien upon receiving payment of the balance due (a check was sent and cashed the middle of June). Nearly a month has gone by since then and according to the Franklin County Recorder?s Office website, the $4,525 mechanic?s lien has yet to be released despite payment in full (less a valid Angie?s List coupon). Based on my entire unpleasant and and exasperating experience with B&T Roofing and the president of the company, I would not use this roofing contractor again and strongly recommend that people in need of roofing work use anyone other than B&T Roofing.

He had no problem speaking with my architect about the issues. They cleaned up nicely and did a great job on everything. All the workers were pleasent. The owner was great at communicating. They were efficient and punctual. They answered all my questions and were very accomadating with all my request.

I contacted B&T after seeing the reviews on Angie's List and thought they would be the ones to do our roof. Initially the response was fast and a rep came out to the house when he said he would. The rep met with the insurance adjuster on short notice and all seemed well. That's when the trouble started. B&T gave a verbal estimate of $10,000 for 3000 to 4000 SF of roof. I wasn't sure if B&T was including the other half of our detached garage that the insurance was not going to cover so that is where the discrepancy in SF comes from. Insurance adjuster came up with around $6000 for the house and half the garage with another 1000 recoverable for depreciation. I was concerned about the discrepancy between the insurance co estimate and B&T's so I talked with another roofer that I know just to find out who was giving me bad numbers. The other roofer gave me an estimate of just under $8000 for similar materials and the entire detached garage roof. I was still thinking we were going to use B&T so I told the rep what the other roofer gave as an estimate and the rep started asking questions like "does he run his business out of his home or does he have an actual office" and I felt like he was trying to discredit the other guy without knowing anything about him. The other roofer happens to be a good friend who has been in the business 30+ years and has an A+ rating with BBB. I had no intention of having my friend do the job and asked him to give me the same price he would give anyone. B&T did offer a $500 discount for Angie's list but it was still $1500 more than the other quote. B&T never gave me a written estimate but kept asking if my friend had given one so they could see if "we were comparing apples to apples".

Our roof is 20 years old, and we had a leak, so we were braced to pay for a whole new roof. He said he would be out at 12:30 and the doorbell rang at 12:30 on the dot. His punctuality was amazing, he was courteous, and explained everything. He let us know that we could probably get another 5 years out of the roof, so he replaced 2 shingles and put in new tar paper, and took pictures of the water damage. Other contractors have done the same thing for around $300, but he let us know that he didn’t want to nickel and dime us to death, which I respected. We were blown away and when the time comes to put on a new roof, we will definitely call them. A very positive experience!

The day after high winds occurred, I discovered a section of my downspout and gutter had become loose from my roof and stucco wall and were dangling off of my house. I was afraid they would fall further and possibly break a window beneath. I called B & T Roofing that morning and they took my information and quoted the cost would probably be the cost of a service call. The woman on the phone that I spoke with was very pleasant and easy to talk to. 2 employees from B & T Roofing arrived later that afternoon and quickly explained the repair and completed the work. Very professional and also friendly.

B&T was very professional and friendly, they came out to replace 3 missing shingles above my garage that was causing water leakage. We had leak that appeared as a wet spot on the cathedral ceiling in our kitchen a couple of times it rained hard or rained with the wind blowing hard. B&T replaced the flashing around the two vents that protruded from the roof, one being right above where the leak appeared. They also installed two "cap masters." This repair was done this summer and appears to have solved the problem. Their representative was prompt and professional. I called on 7/2 so it took a week for them to be able to come out. With a leaky roof, I would have preferred sooner but luckily we didn't get any substantial rain during the week. All in all, it was a good experience. We would use them again. Be careful on payment though. Their "Payment Terms" state they will accept credit cards but they will tack on a 3% convenience fee. They did call attention to that on their invoice by circling that statement.

After moving into our home in August we discovered a leak in the roof above our garage. We contacted this company and they sent someone out around our schedule. He did a great job explaining what he would do, how much it would cost and how we would need to proceed. After the fix was applied we found that in heavy rain and high wind conditions the same spot would leak. B&T came back out and resolved the issue without charging us an additional cent. They are prompt courteous and professional. He didn't try to sell me a new roof or anything I didn't need. I will definitely use them in the future.

Matt, the saleman, was very good about helping us choose a color and gave us addresses of other homes they had recently done with the different colors. The crew began work Oct. 22 and finished the 25th, with some long days. They were very good about cleaning up and sweeping for nails at the end. Very little left out in the yard. Our main issue was the debris that fell into the attic, and that which fell thru the open sky lights down onto our oak floors. We signed a form that said we should cover anything in the attic but we had nothing in the attic. There is a floor. When all was done and we opened the attic door in the hall all kinds of debris fell out. Same story with the attic door in the garage. I was so upset my husband went up with a shop vac and a 5 gallon bucket and swept and picked up all kinds of roofing materials, dirt, leaves, etc. The day the skylights were out I went into the dining room to find the same debris on the floor. The foreman stopped in about that time and I showed him and asked that someone clean it up. Nothing happened and later I swept it all up and put a tarp down. I did the same in the Florida room where the next skylights came out. I realize that probably many roofs don't have skylights but someone should have been aware that once they were out, debris was going to fall through them. We were not yet in the house so there was no furniture and I think it was carelessness not to tend to that cleanup as well as what was outside. When I brought this up to the owner, Todd Muth, at payment time he was not willing to compensate us in any way for the work it caused us. Not a great way to finish a big job.
