"This client was recommended to me by a past client This client was planning on putting her house up for sale, but needed a number of remodel ideas in order to bring her property up to its highest market value. The master Bathroom we installed two new vanities plus vanity tops and fixtures, plus all new flooring and cleaned the grout of the master shower and replaced the old Shower Door with a new glass frameless shower door. There were two additional bathrooms in the home where we also replaced vanities and vanity tops, as well as vanity fixtures and painted the bathrooms. There was wallpaper throughout the house which were removed in areas"
"I am confused about this review. Quality is rated at a 4 but review says we did an INCREADIBLE JOB. Customer Service a 3. I met with the customers and helped them select tile and I was physicals on the job working on this job and constantly checking on job when other trades were completing work such as plumbing and electrical trades completed by licensed plumber and electrician. I completed all permit applications and schedule all building project inspections for project.. Value for the Money. 4? I provided a detailed proposal for the clients to compare me with other competitors. They chose P&G. Client picked out all materials that were used. As far as taking a bit longer. After bathroom demolition was completed we found, due to a long ongoing leak behind the bathtub/shower wall there was complete floor water damage, the rear wall of the old shower wall was rotten and had mold. The wall had to be reframed and the bathroom sub-floor had to be torn out and replaced. This included removing a portion of the floor drain and replacing. This equaled more time and expense. This house had only one main bathroom and a small second older concrete block wall bathroom with shower in basement. I'm sure they wanted there new bathroom asap but it takes some extra time when you find water damage and mold behind a job. one last note. Client referred us to their friends and we completed their Master Bathroom Remodel as well."
"This was quite a project. The homeowner had a half bath off of the kitchen area that just was not flushing correctly and would always back up. We scoped the drains under the floor and found that she had a drain pipe from the toilet area that had been sagging and allowing toilet paper and other debris to get clogged up. The house is a ranch Home on a concrete slab. We removed part of the kitchen cabinets and set them aside and then the project was to jackhammer up the kitchen floor and then go down approximately 3 feet down x 10 feet wide and replace a section of the drain pipe that was approximately, 7 feet long. Afterwards, we refilled the"
"Customer moved to area and wanted a bathroom remodel. Total demolition of Master Bath and remodel. Enlarged shower area with all new tile, large frameless glass shower door, Double under sink mount vanity. Flooring is tiled, Installed new toilet and upgraded plumbing work. Finished by painting entire new bath area."
"Prior to the start of any project, I go over the project plan regarding what the client wants. I did this with both the Mr. and Mrs. of the house. Then a blueprint is made for the project for clients to approve. After plan is approved by homeowner, permit applications are submitted to both Zoning and the Building Department and various permits are obtained. Not just one permit but THREE PRMITS ARE TO BE OBTAINED. Permit for the general plan, also a electrical permit and a plumbing permit are required. IF YOU MAKE CHANGES TO A PROJECT AND THE CONTRACTOR HAS TO REVISE THE PROJECT PLANS AND GET PLAN CONSTRUCTION CHANGES APPROVED. THE PROJECT CHNAGES EQUAL PROJECT DELAYS.. The client was informed several times that his numerous changes after I obtained the permits would delay the project sometimes by several weeks, After start of project. Client changes entire full bathroom layout, including framing, electrical and plumbing changes to the bathroom and hall area leading to bathroom. Changed bedroom closet area. Changes to kitchenette area layout after framing.. Added electrical area to the project after electrical rough-in was competed. Plumbing changes required after changing mind again to bathroom area and moving shower area. Work stoppage after framing and drywall was completed and wanted price of widening the 'The Turn" in the basements steps leading to the remodeled project area. Added drywall work to step area after not wanting company to include step areas in original project. Door and trim problems because client was told to get a sizable dehumidifier to control their basement humidity problem. The doors kept swelling and company had to address fixing the swelling doors. Clients buys an small undersized portable humidifier to control an 800 square foot basement. Not nearly enough.. Basement Building inspections include, Framing Inspection, Electrical Rough-In Inspection, Plumbing Rough-In Inspection and Insulation Inspection. All before drywall can be installed. Make as many changes as this client made then permits and inspections are delayed. adding additional electrical and plumbing to the schedule cause delays and additions to the electrical and plumbing have to be re-inspected. Project changes also cause materials delivery delays .But I'm supposed to stay on schedule. Yes there were other projects I was working on during his project. Every company runs multiple projects at a time. We do basement remodeling plus kitchen and bathroom remodeling, deck building and roofing. I have obligations to ALL MY CLIENTS. However if one clients causes as much disruption to their project schedule as this client did, then I, as the Owner of the Company must also take care of ALL the other Clients we have. This one client who in my opinion did not carefully review his needs for his remodel project cannot cause problem's for all my other clients. In the beginning his wife was involved in the project. She eventually just stopped being part of the process. He would tell her " I am the man and the boss. I want these changes". Regarding receipts. BEFORE each payment was due as per the payment schedule, an invoice was sent to the customer for payment due. There were 5 total payment as structured and signed into the contract. These payments were due AFTER each project section was completed. I guarantee he received an invoice for each payment due. his project was a $53, 200.00 remodel project. He is saying he never received invoices for each payment due. RIGHT! .At the end of the project he then delayed paying me the last payment. Several times he asked for other things to be done. I had to have him review the typed 5 page contract several times to see these items were not in the contract. He did not like that. He was basically wanting more for the same price. So here we are with a bad review to get even. Comments by Gary Brown, P&G Property Solutions Owner"
