Earlier this year (late winter 2013) we noticed plaster in the room (which was waterproofed) had been spalling. Upon investigating the problem we realized the waterproofing solution had failed permitting water to penetrate the wall. Further investigation in the crawl space revealed significant water infiltration which had been damaging structural members of the floor. The entire waterproofing project must be redone. I am not certain what one think caused the waterproofing to fail but here is what we know/think: - the trench was probably not deep enough; should have gone below the footer - the perf pipe may have been installed incorrectly or have been low end and collapsed - the waterproof membrane was certainly a low end product, insufficient for this application - gravel should have been placed on the perf pipe all the way to the surface and NOT covered with soil (in this application)
Description of Work: Water had been infiltrating the crawl space in a portion of my home. Provider was perform waterproofing services. Provider dug a trench around the foundation, applied a sealer/adhesive and a waterproof membrane. A perforated drain pipe was installed at the bottom of the trench; it was tied into an existing french drain. Gravel was placed over the pipe and it was topped with soil.

Description of Work: We've had severe drainage problems in our backyard since we've moved in 3 years ago. Our backyard is 80 feet by 100 feet and tiered--with the lower tier near our house and patio. After a moderate rain [or during spring snow melt] the bottom tier would have standing water 3 to 4 inches deep--making the area virtually unusable [Although our big Newfoundland puppy loved it.]. Last summer we hired a local company/FCS Construction Services to fix the problem. They recommended excavating a series of large "swales" [vs laying drainage pipe] to divert the water out to our fropnt yard and the street. They dug out a good portion of the lower tier using a Bobcat, attachments, etc. [$1700+] Unfortunately, when the next major rainfall occurred, we still had 3-4 inches in the yard plus a minor river following the swales to the front yard. The spring snowmelt was even worse. Big mistake on our part. Won't use them again. The "swale technique" may work well on larger, industrial/commercial sites; but, for relatively small residential jobs, not so much. This year we opted to install drainage pipe and a local nursery [Burkhart's] recommended Payne Drainage--a family-owned company with 30-plus years in the business. Richard Payne/owner came out promptly when called to give me an estimate; but could'nt get us on his schedule for several weeks--due to the extremely wet weather during the month which backed up his other jobs. With several days notice, Richard & his two-person crew to start the job. They arrived on time and immediately got to work. Although he used laser equipment to ensure the slope of the drains was correct, he and his crew hand-dug the entire drainage system [about 325 linear feet]--took three days in keeping with the estimate. First, they used a sodcutter to clear the area for the drain. Dug the channels for the pipe, laid the pipe, covered it with pea gravel and topsoil, and replaced the previously cut sod. Amazingly, we could barely tell where the pipe was laid. They also installed three catch basins in strategic areas of the yard to handle excess water. The next night we had moderate rainfall all night and into the morning. In the past, our yard would be flooded. Not so now. Except for a few small spots where the ground was uneven, there was no pooling or puddling as before. We are very pleased and would recommend Payne Drainage to anyone [Our dog might disagree, however.]. Professional and hard-working. He's a bit pricey, I guess--but well worth the money.
