My experience with Trotter's National Property Inspections was fantastic. Prior to the inspection, I got a verbal estimate from Carrie Trotter, who answered all my questions over the phone. I had the opportunity to read and ask questions about the inspection agreement well before the inspection. I appreciated the attention to detail even in advance of the inspection.
Tom Trotter, the owner and primary inspector for this franchise of National Property Inspections, performed my home inspection himself. Purchasing a historic home, I needed a thorough and detailed inspection of the interior and exterior of the property. Tom did a first pass visual inspection of the overall condition, walking through the property with me to give me his first impressions. Then he did a detailed inspection (approx 2 hours) of the whole property, including climbing a ladder to accessible roof lines to get a close inspection and getting as far into the basement and crawl space as possible. I was able to accompany him around the house to have my questions answered about the things we saw. He discussed some major findings in person at the time of the inspection. While no active insects were found, he took the extra time to show me damage from past insects in some supporting beams in the basement.
The total cost of the inspection was exactly the amount estimated, and I paid by check at the time of inspection which was afternoon. The inspection report was emailed to me the following morning. The 33 page report included pictures, ratings, and descriptions for all aspects of the house. The amount of detail was much more than I expected--very thorough and well documented, including markings on the photos to point out details and measures to illustrate the size of things.
