"This work , performed back in 2007 , was done through a home warranty company. Since they limit how much they will spend on a system , we could not do a complete repair. The steam heating system in this home was piped a very long time ago , probably when house was built in 1922. Our tech who did the work has been in the trade as a service tech for over 35 years and is one of the few left that work on steam heat. I'm sure we tried to get more work approved on this system , but our records are no longer in files."
"First, we were scheduled between 12pm to 4pm. ( We always give a window of time so the techs are not rushed on service calls, but will call to meet, if a customer requests a specific time). Our gps vehicle tracking indicates our tech arrived on site at 1:52pm, and per our tech, the housekeeper/nanny, ( with a foreign accent) , was the only person there at the time of service. There was nothing found wrong with the humidifier except needing replacement of the annual media filter. The leak was in the 12 year old Trane furnace, a fairly common problem with an adaptor that was over torqued at the factory causing it to crack. The proper repair is to disassemble and replace this adaptor part. There is no gasket. Apparently what was done by the other company was to “create” a gasket, by gooping up the area with silicone sealant, hence only the $96 charge . We tried this a long time ago, when this problem first surfaced, and found it will most likely leak again in the future. If it leaks on the main circuit board below it, which it often does, and causes this board to short out, it can really cost alot to repair. So, this type of repair is certainly not reliable. The other problem was the inducer motor . The bearings in this motor were sounding worn, which will cause the furnace to stop working when they finally seize up. This typically happens afterhours in the coldest weather, when the machine is running a lot, and the bearings heat up. We do stock this motor assembly, but only one per truck, and have experienced a shortage of availability of this motor assembly, in cold snaps, with our suppliers. This is what the tech was trying to explain to the nanny. It is cheaper in the long run to fix it properly now, than wait for an emergency situation. That is the difference between “routine” maintenance and “preventative” maintenance. We prefer the latter."
