$8,500
We pulled up all the carpet in the hallway and part of 1 bedroom to see the old floor and judge its quality with Bob Prete, owner of Creative Hardwood and Tile. Then Bob sanded a test area in the hallway and showed us several stain colors so we could pick the finish we liked. Once Bob and his helper pulled up the carpet in the living room at the start of the job, however, we discovered multiple old stains that could not be sanded out. Then we elected to have Bob pull up the old floor, install new subflooring to raise the floor to the same level as the existing hardwood floor in the dining room, and install new red oak fllooring in the living room, 2 bedrooms and the hallway to match the existing dining room floor. At that point, of course, the cost of the job more than doubled (from $3,500 to $8,500). Bob worked with us to come up with a plan that we could manage financially. To complete the job he sanded, filled, and applied 3 coats of polyurethane to the newly floored rooms, the existing dining room floor, and the stairway. Bob and 1 helper also installed all the baseboard and shoe molding in the same area and tiled an entryway for us in the living room as part of the final cost. The stairway turned out to have pine treads and risers that looked awful. Bob also helped us find oak treads to match a difficult stairway width and oak veneer to cover the risers so the stairway could be redone in oak to match the new floors. The new floors are beautiful and match the existing dining room perfectly. Bob went out of his way to work with us when the job went from a simple refinishing job to installing new floors and stairs and an entryway. I will definitely use him again for our flooring needs.
