He gave us a very low price for the house and we were not happy with that. We got a realtor to find comparable houses in the area and based on their findings- it put our house at a higher value. His report was not as thorough as we needed. He gave us a diagram of the first floor but there was no diagram of the basement.

Ron Monyak arrived on time and was very thorough in his appraisal of our home. We were very happy with the quality of the report provided to us and would not hesitate to recommend him.

Ron Moynak Jr. arrived on time and was with us for about an hour. He was extremely talkative and said he had done numerous appraisals in our development. We were told we would have the report within the week and when it did not arrive, we called. He gave a verbal report but we waited another week for the written report. He did go over what would be included in the appraisal in detail and then failed to include the fireplace which was disappointing. I would give him a fair rating overall.

Wayne questioned us to be sure he understood the purpose of the appraisal - had done some homework before arriving and wanted to be sure we weren't hoping for a reduction in the present value, because he did not believe our house would appraise that low and he didn't want us to waste our money, if that was our expectation - that impressed us. He went about the appraisal, examined the entire house, took measurement, etc., and charged a price that was slightly less than the telephone estimate he had provided. He agreed to provide a written report in time for us to file an appeal. He also volunteered to and quot;throw inand quot; a listing of properties sold recently in a condo development where we own rental property I had mentioned during the walk-through, which was not necessary but much appreciated.
The report was hand delivered by Wayne, on time, and he went over it all with us. The suggested value seemed reasonable to us (higher than the present value and less than the proposed value) and was supported by detail about recent sales of similar homes in our own development.
We have submitted the report in an appeal and as yet have no decision, but we are very satisfied with the work and professionalism of Wayne and Mand S and feel having a professional appraisal is worthwhile whatever the outcome of the property tax matter so we have a sense of where things stand in the current market.

Ronald Sr. arrived a few minutes early. It was 10:00AM on Monday 7/4/10. I received the estimates in the mail on Friday 7/9/10. The report was neatly presented and very complete. I would highly reccomend to anyone.

He was very thorough and did a complete walkthrough. He explained what he was doing and gave us the estimate in a timely manner.

We called for estimate. There were two kinds of appraisals services available. One for $300 and one for $175. He recommended the $175 for the kind of information we needed. Mr Monyak arrived on time and did a house and property tour asking questions regarding recent work done on the house. The report he submitted was professional by a licensed real estate appraiser. He was very courteous and told us his observations regarding the current real estate market.
