They made my appointment to fit within our house closing date. The buyer saw an area he wanted treated again, and even though it was the Christmas holiday they came the day after Christmas and waited for the buyer who did not show up. They treated the area again. They had to move another appointment to accommodate our closing date and the buyer had to sign off on the contingency. They never complained about waiting and assured the buyer their was a 5 year warranty. This company really cares about the customer.

We are first time homeowners, and didnt know what to expect with this inspection.  All and all they found some issues that needed addressed, but nothing major, so we purchased the home.  However, the large issues, which have easily been diagnosed by other professionals that have come to give estimates, were overlooked:
We currently have almost $15000 worth of estimates for issues and code violations that need attention, and we have only been living in the house for a year and a half.  So it is not like everything just started happening now.  These are issues that were also present when the inspection was done.  Chimney work, boiler and flue work, and waterproofing.  Had these issues been addressed prior to purchase, we would have decided against buying the home, unless the sellers were willing to resolve.  
We did not contact Iron Dog after these issues started mounting, because you cannot hold them liable per the agreement that you sign in order for them to perform the service.

They did successfully find many things that were issues, but there were several important things that were missed that we as homeowners found later after we moved in. Some items that were missed during inspection (that we are having to pay for now): signs where there was water damage in the corners of ceilings / walls, signs that the roof was installed or repaired incorrectly, and a big portion of the finished basement is missing electrical outlets - which is nowhere near up to code. The "mold dog" mold testing aspect of their business seems to be a marketing gimmick. They didnt really test for mold as part of the process, else we could have avoided that issue too.

Brian was one and a half hours late and was therefore not very thorough in his inspection. I purchased the house and have since found several items that he missed (problems with wiring, sagging support wall, an exterior door that wouldn't lock, and other minor items). Also, Brian said he would give me an estimate for mold remediation. He never did.

Bryan did all he said he would do and more. We are purchasing a home that has been vacant for a year. He helped me in our first call understand what was involved and what he could/not do based on what utilities were on. He arrived early and was very thorough. He explained what he was looking at and what I needed to know to maintain current condition or to mitigate any problems identified. Since the home has been vacant, we went ahead and had Bryan bring Bo (the mold sniffing dog) to ensure we knew if there were any mold problems. Given our situation, he actually advised against him doing a radon test, and recommended that we buy the kit available at Lowe's or Home Depot at 1/10th the cost. I would definitely use him and refer him.

This was by far the most thorough home inspection I have EVER had. I needed to have an inspection done for a pre-purchase home sale and I made several calls to more than a dozen different companies getting estimates. Not only was Iron Dog the most reasonably priced, but they were one stop shopping for all the inspections we needed to have done. Bryan and two other Iron Dog inspectors arrived at 1:00 and they checked every corner, crack, drip, drain, connection and crevice from the basement to the attic to the garage rafters until after 4:00! They were very professional and a pleasure to work with. Bryan went through the inspection page by page with me to insure I had a complete understanding of everything listed. To say I would highly recommend their services is a tremendous understatement!!

Very thorough inspection, all findings were clearly explained, report issued before leaving the property. Also, he had an apprentice from a local vocational program, and it was nice to see that kind of community involvement. My realtor was very impressed with the job, and will recommend Iron Dog to other home buyers.

I USED BRYAN TO INSPECT OUR NEW HOUSE IN HUDSON BEFORE WE BOUGHT IT. HE DID A GREAT JOB AND CHECKED EVERYTHING. HE WAS THERE FOR 3 HOURS GOING OVER THE HOUSE.
