The house my wife and I are purchasing is approx. 1550 square feet with a finished basement. Guy took 6.5 hours to fully inspect inside and out. He was very thorough. I called around to other inspectors and they said it would take between 2-4 hours. Guy was recommended by a family member so I went with him. I was NOT Disappointed! He crawled into small spaces, he walked the roof, he broke everything down by type... Amazingly thorough!

Guy was professional and friendly throughout the home inspection. When he arrived, he explained his process, which is to inspect an area and then bring the client in to point out problems. The inspection lasted seven hours for a one-story, 1,600 square-foot house with basement.

He explained every problem he encountered and advised us on the proper action, which was also listed in his report. He was exceptionally thorough.

He also answered questions via phone and email after the inspection.

We would definitely recommend Guy and plan to have him inspect our home after repairs have been made.

He was phenomenal. He knew exactly what he was doing. I chose him because he's been doing this work for a long time, and is familiar with the new codes and potential violations. He spent two days going through everything. He was up on the roof, in the attic, and made sure to check everything. He came up with a list of about 25 items that needed to be looked at.

Prompt inspection, spent several hours working, most complete inspection we have ever had. Very knowledgeable.

Guy arrived on time. He explained that he would inspect an area (or system) of the house, then give me a description of what he had found there, then move on to the next area. I was also welcome to be with him as he made the inspection and dictated notes to himself for the report. The report was 18 pages long (this for a house with no deal-breaker problems). He also pointed out some features of the house. He promptly emailed me his written report.

Guy is the best!!! He spent 8 to 10 hours inspecting our house. He came back on 3 separate occasions to do portions of the inspection that couldn't be done until other services were preformed. Guy was very very thorough and patient with our continuous questioning. He viewed every possible aspect of the home including which trees we should remove in the yard. Guy presented us with a 25 page inspection report which detailing outlining of what must be done, what needed to be done, and he discussed with us the order in which the repairs should be done. He was incredibly informative and helpful. I would recommend and use Guy for any needed inspection services.

The guy came out and spent 4.5 each day for two days and did the inspection. He gave me a 27-page report and gave me a list of things that needed to be updated. He also gave me a list of contractors that could help me in certain areas. He is top-notch and I would recommend him to anyone.

Guy was on time, professional, and amazingly THOROUGH. He is licensed, which isn't required in Ohio. He tapped each tile in the showers to see if any were loose. He looked at every wall seam -- floor and ceiling. He crawled around the attic and all over the roof. He examined the decks. He ran the dishwasher. He checked all the outlets and heating vents. He noted EVERY defect, safety concern, or code violation. One could get overwhelmed and frightened by the level of detail and problems he found, but they should remember that he's noting EVERYTHING. You can choose which major components you want to pursue with the owners and which things you can deal with slowly over time. He took a little longer to deliver the final report than he originally predicted but that was due to outside conflicts beyond his control. Furthermore, he always checked with us if it was okay to delay the report for a little while. Also, he gave us a preliminary report or major concerns very quickly so that we could react to the purchase agreement deadline. Guy knows all the building codes and found many things we wouldn't think to look for. I would highly recommend him -- he's worth every penny of his fee -- but I would caution customers to remember not to get frightened by the level of detail he finds -- he would probably find that level of problem in your current house, too!

Guy performed the home inspection at my convenience, he arrived on time, is extremely knowledgeable and thorough. The inspection lasted approx. 8 hours. Of course this was due to answering numerous questions as he explained his finding and offer solutions and recommendations to correct problems. All of his findings were followed-up in a written detail report. I would definitely recommend him to everyone.

Guy did a radon test as well as a general home inspection in our house. He left a radon can for 2 days, informed the sellers of the procedure, and came back for it 2 days later. The home inspection was extremely thorough. We were very happy with Guy's services.

Guy arrived on time and got right to work on the inspection. He explained everything he was doing as he did it and answered our questions thoroughly along the way. He was very knowledgeable about nearly everything in the house(from appliances to wiring, plumbing, etc.)and patient with our questions. He has estimated that the inspection would take 4 to 4.5 hours but we knew(from reports on Angie's List as well as personal recommendations)that he is very thorough and so we were not surprised when the inspection took closer to 8 hours. This didn't bother us in the least, since a thorough inspection was exactly what we wanted, and surely our questions had taken up much of the time anyway. He worked with impressive speed the entire day. We received our report 2 days later(he got it to us on a Sunday because we were in a hurry). He also did a radon test for an additional $125. We would highly recommend Guy.

Guy has inspected four potential homes for us, and every time his service has been exemplary. He is without a doubt the most thorough inspector we've known in 25 years of home ownership across the country. He is polite, friendly, knowledgeable, and very, very meticulous. He may take more time than others, but as a buyer, I want as much information as possible, and Guy delivers every time!

GUY GIARRANO PERFORMED A HOME INSPECTION FOR A CONDOMINIUM THAT I PURCHASED IN STOW. THE SALES CONTRACT WAS CONTINGENT ON THE RESULTS OF THE INSPECTION.
