The process of buying a house, especially for the first time, was a daunting task. My wife and I were definitely on prepared for the entire process, but Mike and Xavier were able to walk us through it step-by-step. There was no question that they weren't able to answer and they were always willing to meet with us, including on the evening of New Year's Eve, and always had an immediate response to your emails and phone calls. When it came time to negotiate with the seller and work with the bank Mike not only had a banker ready to work with us, but helped us through each step of the negotiation on the house. On buying my new home, I wanted to take possession quickly which meant the seller would not have time to address the items identified by the home inspection.  Mike not only negotiated a fair price of the repairs to be paid by the seller but recommended quality contractors to do the work.  I also wanted all the rooms painted within a week and Mike recommended professional painters that accomplished the painting.   I am very happy in my new home.

I have never sold a home and Mike guided me through the process.  The listing online included several professional pictures of my condo as well as the clubhouse and swimming pool.  We had several people look at the home and an offer came quickly represented by another realtor.  Unfortunately,  the financing fell through and Mike put it back on the market immediately.  This produced two offers.   One was financed and one was a very low cash offer.  Mike went above and beyond as much as he could  investigating so that we wouldn't  have the financing problem again.  He also let the cash offer know it was too low.  My home sold in 2 1/2 months and I would recommend Mike Rath  Realtors.

Mike has been in the real estate business for over 40 years.  He sold me my first house in 1977.  Just last August, he listed that same house for me.  Within one day after the open house, I had two cash offers on the home.  The listing, paperwork, inspections, negotiations with the new buyer were all done quickly and professionally --- and I truly believe they contributed to the quick sale of the house. Within 3 weeks, the sale was completed.

When we are buying, Mike can size up a property better than anyone I've ever seen.  Nobody knows all of the unseen problems of a house, but, we trust Mike's instincts and defer to him if he feels the property, or the contract, is not right for us.  We've walked away from some situations, only to find better properties to invest in.  That's a big net plus getting better value out of our dollar.  He's also helped us find good contractors in different areas of the state.  Working with Mike is a big advantage to us.

When we are selling, Mike equally knows the market, pricing, neighborhood trends, comps, and really sells the advantages and benefits our property.
