"Mr. [member name removed] originally called me to replace his TREX composite deck that was buckling and sagging between the joist cavities and other places it shouldn't. His deck was built in grade with no ventilation, at all. All man made decking products require good ventilation both under the structure and around the structure if you want your deck to last. This is true for any or all composite decks, vinyl decks and even wood decks. Having a deck that breathes will benefit the longevity of whatever your building. Since I couldn't save his existing deck, as it was to far gone, I recommended a stamped color concrete patio. This would serve his purpose better then another deck would. Mr [member name removed] also said he wanted something for shade, as his backyard was really hot during the summer months. I designed a plan that gave him a bigger patio foot print, incorporating a custom built vinyl shade pergola, with the top perlins on a 30 degree angle for better shade protection. This pergola has heavy wall aluminum extrusions in all places, so it can withstand the snow loads of our climate. This is why it is more pricey then just a standard vinyl pergola. However if you don't use anything to prevent the top from sagging, your wasting your money. We also incorporated 2 LED Lighting strips on a track on the pergola rails. This lighting is powered by a seperate driver unit that Mr. & Mrs. [member name removed] has control of with a remote switch. All and all I think they have a very nice backyard entertaining area, with a little easy care maintainance will last a long long time, for the [member name removed] to enjoy. I know for a fact that I am not the cheapest professional contractor around, but if your looking for Quality and lasting longevity of your new outdoor living area, that is very easy to maintain, I am your contractor. Had a family emergency that needed address, then I lost my main carpenter, that died suddenly on june 6, 2012 of an apparent heart attack, on a job site. However, I did follow up with you on this last appointment, asking you to reschedule it and I didn't here back from you. So its not like I didn't put forth the effort and didn't try getting ahold of you."

"The Member's project was a one level azek deck, using white vinyl railings with aluminum balusters. We also used stainless steel hidden fasteners throughout his deck, so no nail or screws were visible. His railings were white vinyl with a aluminum H beam in the top and bottom rail for added support. This also prevents sagging of the rail extrusions, over time. We incorporated a 12 volt low voltage lighting system into the posts and railings of this deck. Now they can use their deck longer into the night without worry about attracting bugs or distracting the neighbors, with bright lights. "I APOLOGIZE TO THE MEMBER FOR HER PATIENCE IN OUR LATE RESPONSE FOR US IN GETTING OUT THERE TO MEASURE UP HER PROJECT. WE ALSO ARE INVOLVED IN THE SNOW REMOVAL BUSINESS, AND THE FEW TIMES WE HAD AN APPOINTMENT SCHEDULED, IT SNOWED, SO I HAD NO CHOICE BUT TO CANCEL, DUE TO WEATHER. HOWEVER, I DID MAKE IT OUT THERE TO TAKE PHOTOS & MEASURE HER AREAS SHE WANTED IMPROVED. AFTER REVIEWING HER PROJECT AND COMING UP WITH SOME IDEAS, I SENT OUT A WRITTEN ESTIMATE WITH A FEW PHOTOS EXPLAINING WHAT WE HAD IN MIND FOR HER BACKYARD AREAS IN QUESTION. A FEW WEEK PASSED AND THE MEMBER CALLED ME TO SAY SHE NEVER RECEIVED HER ESTIMATE. I TOLD HER I WOULD RESEND IT WHEN I GOT BACK IN TOWN, MY WIFE & I WERE IN PA FOR A FRIEND'S FUNERAL. THE FIRST ESTIMATE THAT I SENT OUT CAME BACK TO ME STATING THAT THE ZIP CODE THAT I ADDRESSED IT WITH WAS WRONG. MY MISTAKE, HOWEVER I DIDN'T REALIZE THERE WERE 2 ZIPS, IN THAT CITY. I RESENT THE ESTIMATE A SECOND TIME, WHEN I CAME HOME. THIS IS NEWS TO ME THAT SHE NEVER RECEIVED THE SECOND ESTIMATE AND TO THIS DAY, IT HASN'T COME BACK TO US. WE ARE HIGHLY REPUTABLE DECK & PATIO CONTRACTORS. WE DO THE HIGHEST QUALITY WORK IN OUR INDUSTRY, WITH THE BEST MATERIALS AVAILABLE. WE ARE CURRENT MEMBERS OF THE ANGIE'S LIST, THE BBB AND NADRA. WHY WOULD I JEOPARDIZE MY FEEDBACKS/STANDINGS BY NOT RESPONDING? I'M VERY SORRY YOU DIDN'T RECEIVE YOUR ESTIMATE/QUOTE, BUT I DID RESEND IT. THANK YOU, DAVID RZONCA"
"THE MEMBER WAS A VERY NICE LADY. SHE CALLED ME TO COME TAKE A LOOK AT HER NEWLY BUILT DECK AND SEE IF WE COULD FIX IT, THAT IT DIDN'T PASS CODE AND WAS VERY UNSAFE TO WALK ACROSS. I ARRANGED A MEETING WITH HER, WE MET AND I REVIEWED THE POORLY CONSTRUCTED DECK. I COULDN'T WALK ACROSS IT BECAUSE, THE DECKING HAD NAILS STICKING UP AN 1/8" EVERYWHERE, WHERE THEY DIDN'T SEAT FLUSH TO THE DECK. THE NAILS THAT WERE USED, WERE NOT MEANT FOR ACQ PRESSURE TREATED LUMBER, THEY WERE THE WRONG FASTNERS. WITHIN A YEAR, THE DECK WOULD HAVE COLLAPSED ON ITS OWN. THIS DECK WAS CONSTRUCTED, BY ANOTHER LOCAL DECK CONTRACTOR, OVER THE WEEKEND, WITH NO PERMITS, SO THE POOR MEMBER HAD NO RECOURSE TO GET HER MONIES BACK. ***PLEASE BEWARE PEOPLE*** IF A CONTRACTOR ASKS YOU (THE HOMEOWNER) TO PULL THE PERMITS OR TELLS YOU YOU DON'T NEED ONE OR WANTS TO COME IN OVER THE WEEKEND TO KNOCK THE PROJECT OUT...A RED FLAG SHOULD GO UP/THATS A WARNING, BEWARE. NOT ALL CONTRACTORS ARE BAD, BUT UNFORTUNATELY SOME ARE, AS IN THIS INSTANCE. I COULD NOT SAVE HER NEW DECK. WE HAD TO TEAR IT COMPLETELY OFF, SCRAP THE LUMBER AND REBUILD IT THE CORRECT WAY. NOW SHE CAN WALK ACROSS IT SAFELY, WITHOUT WORRYING ABOUT IT COMING APART. WE TAKE PRIDE IN EVERYTHING WE DO, IF WE SO HAPPEN TO RUT YOUR YARD WITH OUR EQUIPMENT/MACHINES WE BRING IN, WE WILL KINDLY FIX THE RUTS AND THE LAWN AREAS. I LIKE TAKING ON A CHALLENGING PROJECT, ESPECIALLY WHEN WE CAN DEFEAT THEM. WITH THE PROPER PLANNING ON ANY GIVEN PROJECT, MOST ANYTHING CAN BE ACCOMPLISHED, AS IN THIS CASE, WITH EXCELLENT END RESULTS. ITS GUARANTEED PROJECT SUCCESS-WITH A SMILE! HER NEW DECK IS VERY EASY TO TAKE CARE. SHE CAN HOSE IT OFF WITH A GARDEN HOSE; THATS ALL THAT'S REQUIRED. THIS SHOULD BE A COMMON PRACTICE FOR ANYBODY THATS PLANNING ON BUILDING A COMPOSITE LUMBER DECK OR ANY USING ANY ALTERNATE DECKING MATERIALS, FOR THEIR NEW PROJECT. BY HOSING IT OFF MONTHLY, YOUR REMOVING THE TREE AND GRASS POLLEN, DUST,BACTERIA AND DEBRIS THAT GETS TRACKED UP ON THE DECK, BY YOUR SOLES OF YOUR FOOTWEAR. MOLD & MILDEW NEED A FOOD SOURCE TO THRIVE AND TO EXIST. IF THIS FOOD SOURCE IS WASHED AWAY MONTHLY AND THE DECK REMAINS CLEAN, YOU'LL NEVER EXPERIENCE AN ISSUE WITH MOLD, OR MILDEW ON YOUR NEW DECK. THERE ARE MANY OTHER BENEFITS THE MEMBER DOESN'T HAVE TO WORRY ABOUT EVER AGAIN, NO MORE PAINTING OR STAINING HER DECK. THE COLOR IS PERMANENT, NO FADING OF THE DECKING COLOR. NO MORE SPLINTERS, SHE CAN WALK, SLIDE OR SKIP ACROSS HER DECK NOW, BAREFOOTED. "I CALLED THE MEMBER BACK WITHIN A FEW HOURS OF HER LEAVING A MESSAGE, AT MY OFFICE. I REC'D NO IMMEDIATE RESPONSE BACK. I DID CALL HER BACK ON JUNE 8 AND LEFT HER A MESSAGE AT HER WORK NUMBER SHE HAD LEFT. AFTER PLAYING PHONE TAG FOR A FEW TIMES, WE FINALLY DID SPEAK. SHE TOLD ME WHAT SHE WAS LOOKING FOR. I TOLD HER THAT, WE ARE REALLY BUSY AND THAT I WOULD STOP OUT SOMETIME NEXT WEEK, TO HAVE A LOOK AT THE LOCATION AND TOPOGRAPHY OF HER YARD, I NEVER MENTIONED ANYTHING ABOUT OVER THE WEEKEND. I STOPPED BY EARLY LAST WEEK, TO SEE THE TOPOGRAPHY OR GRADE OF HER YARD, FOR HER 12'X12' PATIO ESTIMATE. I THEN WROTE UP AN ESTIMATE, CALLED HER AND LEFT HER MESSAGE ON HER HOME ANSWERING MACHINE. I NEVER HEARD ANYTHING BACK, UNTIL I RECEIVED THIS REPORT CARD RESPONSE. NOW I KNOW WHY I NEVER HEARD BACK FROM HER. I DID NOTICE THAT THIS REPORT WAS FILED ON JUNE 14, 6 DAYS AFTER WE FIRST SPOKE. SOMETHING HERE DOESN'T ADD UP? 6 DAYS....COME ON!!! AS THE OWNER OF THE COMPANY, I AM THE SALESMAN, THE ESTIMATOR, PLUS ONE OF ITS EMPLOYEES TOO. "THE MEMBER CONTACTED RZONCA CONSTRUCTION IN THE EARLY SPRING OF 2005, TO COME UP WITH A MASTER PLAN/DESIGN OF THEIR BACKYARD, THAT WOULD BE MORE USER FRIENDLY FOR THEM AND THEIR KIDS/GRANDCHILDREN WHEN THEY COME TO VISIT/SWIM. THEY ALSO WANTED TO GAIN MORE USABLE SPACE TO THE HILL/SLOPE THEY HAD IN THEIR BACKYARD. ONE OF THE MANY CONCERNS THAT WAS BROUGHT UP IN OUR DISCUSSION WAS THE DIFFICULTY THE MEMBER WAS HAVING WITH THE UPKEEP OF THE SLOPING & SURROUNDING AREA. NOW THAT HE'S RETIRED, HE WANTS TO ENJOY MORE OF HIS FREE TIME, NOT SPEND IT ON MAINTAINING EVERYTHING. THERE WERE MANY ISSUES/OBSTACLES THAT NEEDED TO BE WORKED THROUGH, ADDRESSED THEN RESOLVED, BEFORE ANY CONSTRUCTION COULD BEGIN TO MAKE THIS PLAN/DESIGN WORK TO HIS BENEFIT. THIS PROJECT WASN'T AN EASY TASK, BY ANY MEANS, BUT WITH PROPER PLANNING, MY EXPERIENCE AND THE EXPERTISE OF BOTH MYSELF AND MY EMPLOYEES, THIS TRANSITION CAME TOGETHER NICELY, WITHOUT ANY PROBLEMS WHATSOEVER.
