DiYanni Custom Homes

Diyanni Homes for us has been a wonderful experience from beginning to end. We were uncertain what direction we wanted to take in buying an existing home or building one. After visiting several existing homes, we decided to build. We met with several builders and decided to go with Diyanni homes. The sales associate from the beginning seemed more interested in helping us achieve our goals than trying to get a sale. Throughout the selection process, we had the pleasure to work with several other individuals who also had our interest as the priority rather than trying to push a certain product. Throughout the construction process, almost every time frame projected was met. We did have some minor set backs, which were probably communicated. I was very impressed with how the project manager kept us informed with what was going on and how each aspect of the job would affect the next. If you are debating on choosing a builder and Diyanni Homes is on your list, you should really consider this. Will the builder you are debating go out of their way to help you. I can tell you first hand that Diyanni Homes will! The final build will meet and exceed your expectations. If we were going to build another home, we would choose Diyanni again.

We signed a contract on March 1, 2021 and the target close date was March 2022. The house is still not complete, and I'm hoping to close in August 2022 (18 months). Our PM is responsive, but trim and paint crews have not been showing up for scheduled dates. I'm hoping carpet was installed last week, per the schedule. I have 50% confidence that scheduled activities will be completed. I really don't know if we would use Diyanni Homes again. We haven't completed a thorough quality walk through. We have been waiting for more work to be completed.

Everything was fine until we signed the contract. Communication is horrible, emails and phone calls remain unanswered. The owner, Ray, said it isn’t his responsibility to talk to customers, that is what he hires people for. I kept the text in case anyone needs to see it. I have built with Dominion, MI, and Ryan…they were 100 percent better at a much lower price. Diyanni doesn’t care about honesty or integrity as long as they have your money.

Very badly. It was a nightmare and still is a nightmare. I WILL NEVER USE DIYANNI EVER AGAIN!!! They constantly discredit our complaints about this needing fixed and corrected. We've had their contractors leave urine and feces on our property. Leaky windows, doors (still leaking), damaged countertops, electrical issues with faulty breakers and so many more other things went wrong. Biggest issue was our basement flooding twice. Mostly recently about a week and half ago. I, the homeowner, got fed up with it and decided to look into the problem myself. I found out that the sump pit and the sump pump were installed incorrectly. Ultimately when we moved in, the sump pump was clogged by the gravel left in the pit. Sump pump was only working at 12% capacity. Naturally when you have a sump pump that isn't working at it's full capacity, it can't keep up with additional rain water. That's why our basement flooded twice. Since i've repaired the problem, we've had no issues with water in the basement. About a week after this review, I received a call from Ray Diyanni. We spoke on the phone for about an hour discussing my complaint. I will admit that after the phone call, I felt a little better that someone actually listened. After a couple more phones calls and about a week later, Ray and I came to an agreement. Diyanni Custom Homes made things right and they are still continuing the customer service that I believe a homeowner needs. So at this point I would change my grading of Diyanni from an F to an A. Receiving a phone call from one of the owners and agreeing with the complaint and making it right is A+ in my book.

They are very flexible in making adjustments to their regular plans to meet our needs.  They have always been prompt and responsive to our desires.  They also provided many good ideas for adjustments to the plans. We are continuing to work with them mainly trying to find a lot that would fit our needs.  We have made several offers on lots but either the offer was not accepted or the due diligence determined that there was some issue with the lot.  Denise Diyanni (realtor with Keller Williams) has been very through in constructing offer letters that gave us a clean out. Ray, Henry and their associates have all been very cooperative.

Home building process went very well. Started with Ray Diyanni and he walked us through our ideas and wishes for our home. Very precise and listened to what we wanted not what he had to sell. Mary Diyanni helped with our color selections. Again listened to what we wanted and offered suggestions when we couldn't agree on something. Always knew when something was scheduled and when it was expected to be completed . We have been in our new home almost a year and really enjoy it. Would definitely recommend Diyanni homes.

From writing the initial contract through completion, it was a great experience.  DiYanni Homes did all that they said they would do and more.  During the process, DiYanni communicated with us frequently and addressed questions and concerns.  Today, we still live in the home and love it.  The foundation is as sure today as it was when the home was built.  They are quality builders and I would use them again in a minute.

We bought a DiYanni home several years ago. We were very pleased in every aspect of
DiYanni's workmanship and service. They didn't miss any details in designing the
home and were fantastic about taking care of any "punch list" items that came
up. As advertised, their standards were above most, we were able to build our
dream home and still stay in budget. , Their quality exceeded our expectations.

Overall the experience was very good. It such a long process that there are naturally some ups and downs. Overall we would recommend Diyanni to anyone considering a custom build. Design: Diyanni gets an A plus for design. The layout design took some time, but Ray was very patient. He really listened to us and seemed to observe our family to design a perfect home. The layout is smart and functional. Fixtures: Mary Diyanni does the colors and interior design. She is just amazing. Her goal is to give you a million dollar look without the million dollar cost. I had several ideas that she was able to incorporate with little to no extra cost. We expected the design adds would destroy our budget, but it was very minimal. Granite, hardwood and similar items are all included in the base price. Construction : construction can get rough. Diyanni absolutely built us a solid quality home. As with any construction, there were times that we wanted them to move faster or to communicate more. In general though, they finished on time and believe it or not, under budget!

Planning to build our retirement home. Currently in the plans phase of building. I would use no other.

Ray was wonderful to work with. He patiently answered all our questions and did everything he could to try to get us what we wanted & needed in our budget. Unfortunately, it was the budget that made us go with another builder, not Diyanni. We would have loved to have been able to have them build our new home.

Everything went very well with Ray.  He is extremely knowledgeable of his product, professional, and easy to work with.  Ray reviewed his home plans with us, modified them to match our requirements, and provided a detailed estimate of what it would cost to build our desired home. This was our first time building a home, Ray recognized that, and took the time to walk us through the home building process. Ray also walked us through a home Diyanni had previously built.  The home was beautifully detailed and built with high quality materials such as lifetime shingles, natural materials, granite, hand scraped hardwood, etc... If you are looking for a custom home builder I would recommend talking to Ray Diyanni and Diyanni Custom Homes.

the subcontractor performed the jobs, but it was the same contractor who laid the original porch. It's disturbing when you spend $200,000.00 for a new built home, only to have your front porch nearly collapse after (5) years. Pay close attention to your warranty, because the warranty for the front porch was only for (1) year.

They did a superb job. The quality of work was great. Their ability to communicate with us was not good. The job went significantly overtime. It took much longer by months than they had projected. We went through the holidays essentially without a bathroom. The end job was wonderful. The people they brought in did a great job. But the follow-up was poor, because they were supposed to do a thirty day after walkthrough to make sure there wasn’t anything they needed to get tuned up. There were a couple of minor issues that we had. My wife has contacted them multiple times, but nobody gets back to us. It's not a big deal. It's a couple of nails that came through the plaster. But when we have to spend this amount of money on a job, we want something that is perfect. The communication and timeliness was not good. When they called yesterday, they said the price was $50000. But that included some overruns we had for other things. When they had given us the original estimate, they hadn’t figured out the fact that the shower they were putting in was going to exceed the capacity of our water heater. We had to have two new water heaters put in, which raised the price by about $6000 for us. We actually paid them $42000. We loved the job they did, but the timeliness and the lack of good communication brought it down a bit. I had the owner's cellphone and I would text him messages. Sometimes, it would take him a while to get back to me. I understand that they are busy, but at least they should respond to me when they get my text message. The price was expensive, but we knew their work was good. We didn’t want to go cheap on this. With regard to quality, they did a great job. We would use them and we would recommend them because of the quality of their work. But I would caution anyone about the timeliness because they may be overcommitted and they may be taking too much time to get something done. There was a member that they assigned to us. His name was Jim. Jim was real responsive and real timely, but he often didn’t have the authority to do some things. Once Jim was done with our project, he was hard to reach. Most of our frustration came from the amount of time it took to get the job done. Once the job was done, it was difficult to get in touch with them to get the final walkthrough which was promised to us. We were promised a thirty day after the fact walkthrough. My wife was in the shower today, and she looked up and saw the two nails popping through. It's not a big thing, but it is something she is going to see every time she walks in. We have not been able to get in touch with them, and they are not responding. They haven't said that they wouldn’t do it; they just aren’t communicating.

My family cannot say enough good things about Diyanni Custom Homes.  We had an amazing experience in all stages of home planning, design, and construction with the Diyanni team.   I strongly recommend Diyanni for your custom home and remodeling needs.  The Diyanni family is very honest and the quality they put forth is amazing.  This was the first home we had built and we could not  be more pleased.  Our expectations were exceeded at every stage of the process.   The trades that Diyanni uses are second to none and the quality of work clearly stands out.   
We approached Diyanni homes back in December of 2012 to begin discussing our dream home.  We were a little hesitant as this was the first house we had built vs. bought.   The design team was so accomodiating and spent so much time working with us, which made us feel comfortable about our decisions and choices.   Upon selling our previous home we broke ground in June of 2013 and moved in right before Christmas, as planned.  
We did quite a bit of research and have spoken to many people who have built custom homes and all had at least one negative thing to say about their overall experience.  We can honestly say that every part of our build experience was positive.   We would of course do it again, but love our house too much to want another one.   If you are in the market for a custom, or semi-custom home and want to work with a builder who spends the necessary time with you, produces quaility, stands by their work, and exceeds your expectations then I would contact Diyanni Homes.   Thank you Diyanni team!

No work done.

They put the wrong shingles on the roof and it was too late to change. We had paid for a different sidewalk and one had already been poured. They did not take direction well. Our main issues were getting the one year walk through issues taken care of. The biggest issue was with the driveway. The driveway spalded and the issue was, we were told the concrete was mixed improperly. Some of the contractors from Diyanni spilled things and left stains. They advised us not to seal the driveway until the spring. Then, after the spalding, they said it was because we did not seal the driveway. At the end of the process Diyanni paid a very minute amount toward the repairs. We also went around with them over the ceramic tile in our bathroom as there was water behind it.

It went extremely well. They were very punctual. They had no problems at all other then the county giving them the permits but since then they have been going full blown to get the job done. The project is now finished. It was a very well done project. It actually came in under the bid price and completed to my total satisfaction. We were very happy with the company and would recommend them to anyone.

We were pleased with the reputation, models, and home site with Diyanni. Unfortunately, there was a lot of bait and switch going on with regard to price. We wished to have the model home built as it was shown. Every time we turned around, there was a new 'addition' to make it just like the model. After $100,000 worth of 'additions', we finally called it quits. Luckily, before we signed a contract.

GOOD OVERALL HOME BUILDER. RESPONSIVE DURING THE BUILDING PHASE. SLOW AND SOMEWHAT UNRESPONSIVE DURING THE WARRANTY PERIOD. THEY, LIKE MOST BUILDERS, ARE AT THE MERCY OF THEIR SUBCONTRACTORS. FRAMING AND CARPENTRY AVERAGE TO GOOD. ELECTRICAL AND HVAC GOOD. PAINTING CONTRACTOR WAS TERRIBLE, DRYWALL WORK ONLY AVERAGE. WOULD RECOMMEND THIS BUILDER, BUT WATCH OUT FOR THE SUBCONTRACTORS THEY USE. KEEP AFTER THEM IF PROBLEMS APPEAR. WATCHING HOMES IN MY AREA GET BUILT BY DIYANNI OVER THE LAST COUPLE OF YEARS, I'VE NOTED CHANGES IN THE BUILDING MATERIALS USED (COMPARED TO MINE) THAT APPEAR COST-DRIVEN. YOU GET WHAT YOU PAY FOR, SO BE WATCHFUL AND UNDERSTAND THEIR CURRENT SPECIFICATIONS.

AFTER LOOKING AT MULTIPLE BUILDERS IN THE AREA AND HAVING BUILT WITH DOMINION HOMES 4 YEARS AGO, WE DECIDED WE WANTED A LARGER HOME WITH A BIG YARD. DIYANNI HOMES OFFERED GREAT FLOOR PLANS AND THE WILLINGNESS TO CUSTOMIZE THEIR FLOOR PLANS TO OUR NEEDS. LISA WORKED WITH US THROUGH SEVERAL MONTHS AND OPTION CHANGES. DIYANNI BUILDS A QUALITY HOUSE THAT IS COMPETITIVELY PRICED. IF YOU ARE LOOKING TO PURCHASE OR BUILD A HOUSE ON THE SOUTHEAST SIDE OF COLUMBUS, DIYANNI IS GREAT.
