Crew was very professional and friendly.
Did an excellent job and left the area clean when they were finished.
We had been experiencing water in our once finished basement for years. Contacting Lozinak and Sons, Inc. was one of the best decisions we ever made. The owner, Jerry, was quick to respond, coming by the next evening. He accessed the situation, clearly explained the route he would take to find the problem and correct it, and prepared a written proposal that evening for us. He stated work would begin in about two weeks, but could be sooner depending on the weather. He was true to his word as he and his team were here within a week. He also tended to the needed permits. I was a little nervous thinking of the excavator being in the close quarters of the garage (Jerry had to duck down on the excavator every time he drove in and backed out of the garage) but they worked it out just fine. Our old house threw a few curveballs their way, but Jerry always knew what to do to correct them. For example...after excavating, Jerry discovered that our basement was originally a crawlspace and that a prior owner had dug the basement from the inside. The basement wall was built along the interior line of the foundation of our house, not supporting our home. As if that weren't enough, the poorly built basement wall which was constructed out of various blocks and bricks lacked proper mortar and was like a sieve. Lozinak and Sons installed reinforcement jacks, properly mortared the wall, and after passing inspection completed the waterproofing of the wall. Unfortunately for Jerry and his team, our old home wasn't done with them yet. After hand digging beyond the depth of where the existing drain tile should be, hand digging underground beyond the perimeter of the rear of the garage, they finally found the downspout on the rear of the house where drain tile should be connected ...it was left unconnected with a large rock shoved in it. Finally able to connect and lay the drain tile, they moved forward to the front of the house, excavated the front step and completed the connection between the new drain tile and the drain pipe connecting us to the storm line going down to the street. The work took them several days, during which Jerry and his team were always polite and hardworking. The finished concrete work looks wonderful. We had added an additional front step and a larger slab to the concrete work and it came out just as we had wished. It looks great! They always took time to explain to our curious minds what was going on and always cleaned up their work area at days end. Jerry or April always returned our calls/emails promptly and never left us guessing as to the next step. We are now over a year out from completion and have made it through the four seasons (and all the lovely rain us Clevelanders are used to!) without a single drop of water in our basement. Lozinak and Sons exceeded our expectations and we now look forward to refinishing our basement as a family room. Had a little trouble scheduling as we missed the end of last season and were about first on the list this year. Never got a call to say it had to move to the Spring. It rained after pouring the concrete and part was covered with plastic which has a slightly darker color. But I can live with it. Wish he had provided a handout on when you could drive, park on it, etc., other that saying "a week." Also would have liked info. on sealing it and other do's and don'ts.
Overall I would recommend.
I rated "Responsiveness" a "B" only because they are busy and occasionally hard to reach, but that wasn't a major issue. Otherwise, all the "A"s are well deserved.
