I explained the situation to him and he came out the next day to give me an estimate. He examined my porch and pointed out a few other areas as well. Adam asked many questions to make sure the work was specifically what I wanted. He was upfront about all costs and made sure to stress that sometimes additional problems can be discovered while tuck pointing and repairing the porch. The price he quoted me seemed fair but I did my due diligence and got a few other quotes. Adam's quote and professionalism set him apart as the others could not come close on either front. We were in the middle of a rainy stretch so work was not a possiblity that week. Adam informed me he had to line up his schedule for a larger project the following week and told me what he would need the days he came by to do the porch. (Access to water and electric.)
Another week passed and in the interim Adam came by and installed a light for me on my garage. The following week the weather finally broke and Adam contacted me to make sure he and his crew could start the following day. The job took two days back to back. Not only did Adam do an excellent job tuck pointing, grinding out the old mortar and replacing it with new, he repaired my front step where the concrete pad had cracked. Adam and his crew also removed and re-secured two railing which had been damaged by a falling tree and sealed two cracks in the concrete pad as a preventive measure to keep out moisture.
The porch looks like brand new and soon will be painted. I was so impressed by Adam and his crew's work and the fact that he was up-front about all costs that I will most definetly hire him again for projects big and small. Oh and save for some concrete dust on my grass and the great looking porch I couldn't tell they had been there. They cleaned up that well.
Adam was great at bringing things to my attention as the project moved along that he thought might be considered "while we were doing some other item x." Though these change requests ended up adding about 10% to the total cost of the project, these items were realistic given that it was reasonable to expect a few surprises when working on a 70 year-old house.
In the end, these guys did a great job of creating a wonderful living space. Their attention to detail really shows in the quality of their finish work. Everyone who worked on the project was pleasant and professional. I have to explain the "B" on the Responsiveness category - Adam is very focused on the quality of his work, and spent a lot of time making sure that everything was just right. However, in the midst of that focus he sometimes lost sight of some of the paperwork and feedback needed as the project progressed. It all worked out well for both of us in the end - we are pretty aggressive record-keepers, and let Adam focus on the work at hand.
When we started the project, we did not know if we would be able to afford to finish the whole basement, and Ten Point worked with us to see what the initial costs were turning out to be as the work progressed. We were pleased to see that the first portion of the project was coming in at budget, and therefore we authorized the entire job. Ten Point--and especially Adam, our primary "guy", who was very responsive to phone calls and emails--did a wonderful job of dealing with the city permit requirements, using materials that the previous owners had left behind as much as possible, sourcing materials/fixtures to help us achieve our desired "look", helping us to figure out what would be practical to do on our budget, and thoughtfully solving problems as they came up without causing us unnecessary worry. The Ten Point team even helped us work with their contractors (separately from the basement work) to correct issues elsewhere in the house that we "didn't get around to" fixing until we had a plaster guy right there already for the basement project.
Ten Point communicated with us very clearly and often. We were never left wondering what was going on, and they worked with our sometimes-busy schedules to make things happen on a time frame that worked for us.
We rated their price as a "B" because we believe we got a good value for our investment with them, but Ten Point's price wasn't notably better than the estimates we'd gotten from other, seemingly equally reputable, providers. We picked them because their personalities and business style were a good fit for us rather than because we expected to get a fantastic deal (which would have earned them an "A" on price). That said, we don't know what quality our other choices would have given us or what "surprise" costs we'd have had with others, and we were quite pleased on both those counts with Ten Point. They also were good about telling us in advance when payments would be needed, so that we could transfer money between accounts as needed and not risk overdrafts due to check timing.
All of the Ten Point employees and contractors were very polite and friendly and were very careful with keeping our home secure (including using our security system properly) when they were working without us being there. We were really impressed with the way they kept the basement and other areas of our home as clean as possible during the work. They cleaned up *every*day* before leaving, which amazed us. We could shut the basement door and entertain in the rest of the house without there being any hint that work was going on.
The last few items of the job did take a long time to get finished--most of their staff had moved on to other jobs by then and it took a surprisingly long time to go from 90 or 95% done to 100%. However, we weren't in any hurry to get the work completed (we didn't have any time constraints on our end), and we're sure that if we had given them a deadline, they would have accommodated our needs. That was the only "downside" to Ten Point's involvement with the project, and it really wasn't a big deal to us.
All in all, our basement finishing experience with Ten Point was a positive one and we would recommend them to anyone considering having work done. We will definitely be giving them a call for the next big project that comes up around our house!
