My country home was not located in a "hot" market area.  The agent found a buyer almost immediately, but the sale depended on the potential buyers selling their house.  The agent represented both the seller and the buyer, an arrangement ordinarily I wouldn't have agreed to make.  However, in this case the arrangement worked well.  My house sold in about 5 months.  There were houses in my neighborhood that had been on the market for more than one year.
