Owner came to property with and employee to complete a home inspection on a home being considered as a rental property. Owner explained that the employee (Matt) would be doing the inspection as a part of hes training with the company. He also explained he would verify that Matt was correct in his assessment of the home, which he did.
Inspection took about 90 minutes to complete. At the time the inspection appeared to be very complete. However after purchasing the property and actually going in ourselves to set up the home for rental, we found a couple of obvious items that were missed.
Examples; dirty furnace filter; deteriorating tile grout in master bath shower; very low water pressure (problem was remedied with adjustment of pressure reducing valve). Problems that should have been noted in the inspection report.
After over six months of renting the home, we have not found any major problems that were missed by the inspection.
