PREMIER PROPERTY INSPECTIONS

I was referred to this company by our Realtor, so just went with them. Wish I would've contacted the company I used in purchasing my previous home, as the quality was much different. I don't think I would have known any better this time, except I had something to compare it to. This company was fine, courteous, prompt, professional. However, I did have concerns that they were not as thorough as they could have been. Just one example was that they did not test every single outlet in the home. I was there for the inspection and asked them about that, they said they just do random outlets. Another example was that they said the basement looked like no water problems, but failed to note, as was apparent to us, that the basement had also just been freshly painted (the can of paint was still there.) Of course, now there is mold/water seepage in the wall. I know they can only tell what they see with their eyes, but to note the fresh paint might have been nice. Overall okay, though.

CHUCK AND LOU WERE PUNCTUAL & APPEARED KNOWLEDGEABLE DURING THE ACTUAL INSPECTION PROCESS. THEY POINTED OUT AREAS THAT NEEDED REPAIR & REGULAR MAINTENANCE. UNFORTUNATELY THE ACTUAL REPORT THEY PROVIDED WAS VAGUE & CONTAINED ERRORS. THE AIR CONDITIONING SYSTEM THEY SAID WAS IN SATISFACTORY CONDITION. IT NEEDED A NEW MOTOR & THE CONDENSATION DRAIN WAS CLOGGED CAUSING WATER TO ACCUMULATE AROUND THE BLOWER. THE GUTTERS WERE REPORTED AS SATISFACTORY. LESS THAN A MONTH LATER A SECTION OF GUTTER HAD PULLED AWAY FROM THE HOUSE. WHEN GIVEN AN ESTIMATE FOR REPAIR THE CONTRACTOR POINTED OUT THAT THE SLOPE OF MOST OF THE GUTTERS WAS INCORRECT. THE REPORT STATED THAT THE INSULATION IN THE ATTIC WAS BLOWN IN WITH AN EST. 30 R RATING. IN FACT THERE WAS BATT INSULATION WITH ONLY ABOUT 3" OF BLOWN IN INSULATION WITH AN R VALUE LESS THAN 19. THE BATTING COVERED THE SOFFIT VENTS AND NEEDED TO BE MOVED. THEY ALSO SAID THERE WAS NO RIDGE VENT WHEN THERE WAS. CAN'T WAIT TO SEE WHAT ELSE WAS MISSED!

PROFESSIONAL. FRIENDLY. VERY HELPFUL AND INFORMATIVE. COMPANY WAS FLEXIBLE AND QUICK WITH SCHEDULING. I HAD TO CHANGE THE ORIGINAL APPOINTMENT. THEY WERE VERY ACCOMMODATING, HOWEVER, THERE WAS CONFUSION ON THE PART OF THE ACTUAL INSPECTOR OF THE SCHEDULED NEW APPOINTMENT TIME. THEY WERE VERY QUICK TO RESPOND WHEN I CALLED, AND THEY REDUCED THEIR FEE WITHOUT MY ASKING. THOROUGH INSPECTION. WALKED ME THROUGH THE INTERIOR AND EXTERIOR AND POINTED OUT ITEMS TO LOOK FOR. THEY DELIVERED THE REPORT WHEN THEY SAID THEY WOULD. THEY WERE VERY RESPONSIVE TO QUESTIONS I HAD ABOUT THE HOUSE, AND EXPLAINED IN VERY EASY TO UNDERSTAND TERMS. AS IT TURNS OUT, I LEARNED THAT THE FOLKS WHO ARE BUYING MY HOUSE USED THE SAME COMPANY. THE INSPECTORS WERE VERY GOOD ABOUT PROVIDING MORE DETAILED EXPLANATION ABOUT MY OWN HOME, AND WHAT I COULD DO TO REMEDY ITS ISSUES.
