He went over what all the pictures with the different colors meant. This was a big help to me as far as what priority I was going to get things done. The pictures will be valuable to the insulation contractors as to where my cold spots are.

My husband and I fell in love with a beautiful home in Troy, Ohio. It has been on the market for over 2 years, in fact I am thinking it is closer to 3 and the price had been reduced. We went into contract with the seller with the contingency of a home inspection. After reading the different reviews on Angie's List I noticed that BC Warner Inspections reviews really stood out among the others. I was happy to hear that he would drive down to our area. He met all of us on January 24, 2014 and it was freezing cold with a lot of snow. Bill Warner never missed a beat and went to work immediately and proceeded to have the water turned on.
We received the most comprehensive report I have ever received and I had worked, in the past, with 5 other home inspectors in different areas who inspected 4 homes and one rental property for me. The past inspectors did not have the advantage of Mr. Werner's sophisticated equipment that will uncover issues otherwise not able to access. After reading his report, we realized that the home not only needed a roof, it needed a new heating system and a list of electrical and plumbing issues that he deemed not only unsafe but not up to code. From the day that I contacted Bill, to after the final day of inspection and afterwards, he kept me informed, returned my phone calls promptly and ensured our total satisfaction throughout the entire process. His summary was easy to understand but if I needed further information or just more understanding he explained in terms that I could understand.
We made a counter offer to the seller, asking them to at least repair the roof and update the heating system, which are huge items.
We were willing to take care of the pages of electrical and plumbing issues and outdoor issues on our own if the owner would just assume some of the responsibility. Surely, they collected insurance money for roof damage but it did not go towards a new roof. The seller rejected our offer, which ended up being a blessing.
Had we purchased this property without knowing all of the problems we would assume, it would have been a blow to us financially. In fact, when we figured it out, the price of the house plus the repairs was equal to purchasing a new home in a similar location. What an eye-opener that was!
Now we are in the process of buying a 7 year old home, for the same price, that has 5 acres instead of one. My advice to all of you is to hire Mr. Warner for an inspection. It really paid off to have Bill perform the inspection and we ended up finding something that far exceeded our expectations with no issues to speak of. I will always feel grateful that we had Mr. Warner looking after our best interests.

colored photos (some thermal ones) of each issue he noted. Our Realtor even stated that his report was the most thorough she has ever seen. He is very professional and his customer service is great. I cannot say enough good things about Bill and his company. Let's just say that if you are buying a home you will want Bill on your side. If you are selling - you'd better hope that Bill isn't doing the inspection for your potential buyer :) Worth every penny.

Bill scanned for moisture/leaks throughout our house and attached garage, and the next day we had our report complete with colorful thermal scan images and detailed information from Bill.
We hired Bill so we could pinpoint, via thermal imaging, areas for home repairs this year, namely, possible moisture / leak issues and the source of a wet wood smell whenever it rains. From Bill, we got our answers and additional information re areas we should repair in order to improve heating/cooling. We were relieved that the moisture scan showed no leaking.
After scanning the house, Bill answered thoroughly and patiently all of our questions and gave us several practical budget-friendly solutions to some of our problem areas (windows and electrical outlets). He was also extremely helpful in pointing out areas where the scan showed disturbed insulation between the second floor and the roof (we recently had work done up there). He didn't need to go up into the space between the second floor and the roof to see this on the scan which was important to me because the entry panel is in the middle of our master bedroom.
Having Bill's report/scan and access to him directly to answer questions and provide helpful solutions was well worth the money. We have peace of mind knowing that we are budgeting and planning wisely our home improvement projects for 2013.
Bill is knowledgeable, thorough, fair and very diplomatic in his profession. Should we ever move, we will indeed hire him to inspect any home before buying it. We have also recommended Bill to our neighbors.
The thermal imaging camera is incredible. I will probably have Bill come back and take more shots after I seal the house up, to see where we need help. I would recommend BC Warner to anyone who really wants a complete home inspection. I would use him again.
I was very pleased with the information I received, he was easy to work with and flexible, and he found a lot of issues that I wouldn?t have known to be concerned about. It helped me with the process of buying my house.
