Bill was excellent! He was at the house when we arrived and was already walking and viewing the exterior. He was very knowledgeable, and patient in explaining what he was looking at and why. The house had some very serious issues that without his expertise, would have devastated us financially, down the road. We have used other inspectors in the past, but we will only call Bill at BC Warner Inspections from here on out!

Bill was excellent, professional, and very thorough. He arrived early and spent plenty of time with me looking over the home and explaining what we were looking at. He answered all of my questions and allowed me to tag along as we went through the home, into the attic, and into the crawlspace. He identified several issues, gave a detailed report, and gave very clear assessments of what we saw. We are glad to have used him, as the issues we found were of such concern that we ultimately decided not to purchase the home. Glad to have learned what we did before purchasing! Cost also included wood destroying insect and radon inspections, both of which he arranged for using subcontractors.

He saved me from making two very questionable purchases. If you're there while he performs the inspection you'll learn a lot about home maintenance and building code. Pay attention to what he tells you. The reports that he issues are *very* detailed and are designed not just to allow you to make an informed decision on a home purchase but also to educate. I feel that I got my money's worth, and then some. If you buy a home and regret it afterward, you're going to pay *much* more than one or two inspection fees!

Great.  We inspector exposed some significant problems that we weren't aware of.  Due to expense of resolving those, and unwillingness of seller to contribute towards resolving, we did not buy the house.  The inspection may well have saved us from serious financial troubles down the road.

Bill came out right on time. He used his camera to take pictures of every door, every window and the electrical panel box. He found walls where the insulation had settled. He found the patio doors were leaking around the bottom of the doors. What was amazing was the camera caught air leaks around almost all of my baseboards.
He went over what all the pictures with the different colors meant. This was a big help to me as far as what priority I was going to get things done. The pictures will be valuable to the insulation contractors as to where my cold spots are.
I highly recommend Bill and his company.

When I first called Mr. Warner, he said it might be awhile before he could come to our house because, in the spring, the outside temperature is not different enough from the inside temperature for thermography to be effective. Shortly after that we had a cold spell and he called to see if he could come the next day. He photographed each room and examined the electric and the furnace. While he was doing this, he talked with us about what we could do to improve the house. We were going to replace the front entry door, but his work showed us we need to have someone work to fill the cracks in the frame. He also determined that we have places that need insulation, like the sill above the basement cement wall. His report is very helpful and contains information on what to do and how to find a good contractor to do it. We enjoyed having Bill do this for us and would recommend his service to anyone.

My husband and I fell in love with a beautiful home in Troy, Ohio.  It has been on the market for over 2 years, in fact I am thinking it is closer to 3 and the price had been reduced.  We went into contract with the seller with the contingency of a home inspection.  After reading the different reviews on Angie's List I noticed that BC Warner Inspections reviews really stood out among the others.  I was happy to hear that he would drive down to our area.  He met all of us on January 24, 2014 and it was freezing cold with a lot of snow.  Bill Warner never missed a beat and went to work immediately and proceeded to have the water turned on. 

We received the most comprehensive report I have ever received and I had worked, in the past, with 5 other home inspectors in different areas who inspected 4 homes and one rental property for me.  The past inspectors did not have the advantage of Mr. Werner's sophisticated equipment that will uncover issues otherwise not able to access.  After reading his report, we realized that the home not only needed a roof, it needed a new heating system and a list of electrical and plumbing issues that he deemed not only unsafe but not up to code.  From the day that I contacted Bill, to after the final day of inspection and afterwards, he kept me informed, returned my phone calls promptly and ensured our total satisfaction throughout the entire process.  His summary was easy to understand but if I needed further information or just more understanding he explained in terms that I could understand.

We made a counter offer to the seller, asking them to at least repair the roof and update the heating system, which are huge items. 

We were willing to take care of the pages of electrical and plumbing issues and outdoor issues on our own if the owner would just assume some of the responsibility.  Surely, they collected insurance money for roof damage but it did not go towards a new roof.  The seller rejected our offer, which ended up being a blessing.

Had we purchased this property without knowing all of the problems we would assume, it would have been a blow to us financially.  In fact, when we figured it out, the price of the house plus the repairs was equal to purchasing a new home in a similar location.  What an eye-opener that was!

Now we are in the process of buying a 7 year old home, for the same price, that has 5 acres instead of one.  My advice to all of you is to hire Mr. Warner for an inspection.  It really paid off to have Bill perform the inspection and we ended up finding something that far exceeded our expectations with no issues to speak of.  I will always feel grateful that we had Mr. Warner looking after our best interests.

Bill came highly recommended and I am very pleased that I chose him for my home inspection.  He was very professional, thorough, and gladly pointed out all the issues he found as I tagged along during the inspection.  He took the time to point out some things that weren't issues at the time of the inspection but have the potential to become issues in the future.  The thermal imaging techniques Bill used were a bonus.  The inspection report was provided quickly and it was very easy to read and explained the inspected areas in great detail.  The price was right and I even received a military discount.  I highly recommend Bill as a home inspector for anyone purchasing a home.

Bill completed a home inspection for me before obtaining a mortgage. He was very thorough. There were many things he found and pointed out that I would have never thought to look at. He provided me with an in-depth report that same evening after he completed the inspection. He provided lots of photos to make it even easier to see why certain items were a concern. He even added a couple of thermal imaging photos which were unexpected and very neat. He explained things in person with me afterwards and took me to certain items to physically show me some concerns. I highly recommend Bill and will put my name behind his work.

Mike Holmes ain't got nothin' on Bill Warner!  Bill of BC Warner Inspections did an AWESOME job!  His inspection report was delivered to us in less than 24 hours and it was extremely detailed and organized.  The report was easy to read and included
colored photos (some thermal ones) of each issue he noted.  Our Realtor even stated that his report was the most thorough she has ever seen.  He is very professional and his customer service is great.  I cannot say enough good things about Bill and his company.  Let's just say that if you are buying a home you will want Bill on your side.  If you are selling - you'd better hope that Bill isn't doing the inspection for your potential buyer :)  Worth every penny.

Bill was simply awesome.  He was easy to schedule, prompt, and professional.  He was also incredibly thorough, spending three hours on site.  The home was in decent condition but a little old (1970's).  Bill went through everything and then some and spent as much time as I needed when it was over to discuss his findings and give his advice on what to be most concerned about.  When my realtor saw the report he was amazed; he said I definitely got my money's worth.

We called Bill because of all of his excellent reviews on Angies List. These excellent reviews are true and accurate. In addition to his high-level knowledge about thermal imaging, home inspecting and providing excellent service, Bill is a stellar individual.
Bill scanned for moisture/leaks throughout our house and attached garage, and the next day we had our report complete with colorful thermal scan images and detailed information from Bill. 
We hired Bill so we could pinpoint, via thermal imaging, areas for home repairs this year, namely, possible moisture / leak issues and the source of a wet wood smell whenever it rains.  From Bill, we got our answers and additional information re areas we should repair in order to improve heating/cooling. We were relieved that the moisture scan showed no leaking. 
After scanning the house, Bill answered thoroughly and patiently all of our questions and gave us several practical budget-friendly solutions to some of our problem areas  (windows and electrical outlets). He was also extremely helpful in pointing out areas where the scan showed disturbed insulation between the second floor and the roof (we recently had work done up there). He didn't need to go up into the space between the second floor and the roof to see this on the scan which was important to me because the entry panel is in the middle of our master bedroom.
Having Bill's report/scan and access to him directly to answer questions and provide helpful solutions was well worth the money. We have peace of mind knowing that we are budgeting and planning wisely our home improvement projects for 2013. 
Bill is knowledgeable, thorough, fair and very diplomatic in his profession. Should we ever move, we will indeed hire him to inspect any home before buying it. We have also recommended Bill to our neighbors.

Bill did a fantastic job, he was the most thorough home inspector I've ever used.  This is my fifth home purchase.  He caught a major problem with the house's newly installed roof.  It ended up being a $12,000 job and we negotiated that amount off of our purchase.  The roof inspector we hired found exactly the same problems that Bill noted on his report.

The thermal imaging camera is incredible.  I will probably have Bill come back and take more shots after I seal the house up, to see where we need help.  I would recommend BC Warner to anyone who really wants a complete home inspection.  I would use him again.
