Mortgage Companies
It was 15-year 3.99% and they didn't charge me for any of the services. They also didn't send anybody out to do an estimate.

This was a very frustrating experience and I would strongly advise anyone to not use US Bank Home Mortgage. Unfortunately, since there was still a balance on our mortgage, when we had hail damage, US Bank protocol is that the insurance money has to be sent to them and then they disperse it - 1/3 up front, 1/3 after 1st inspection completed and the remaining funds after work completed and passed inspection. To add to all this, the amount of paperwork they required was ridiculous not only for me but for my contractor as well.
Paperwork they required included, estimate of damage, contract w contractor with itemized expenses, declaration of intention to complete repairs, building permit, lien release, statement of completion and satisfaction, This information they gave up front. The additional forms they requested was W-9 from contractor, contractor's license and insurance liability coverages.
By the time all the paperwork was to their satisfaction, it was winter and too cold to put a roof on. All during the winter months, I received a letter or phone call from them wanting to know why they still had my money. If no response to their question they would apply the money for our home repairs to our mortgage.
Our damages occurred on June 20, 2011. As of today, May 4, 2012, we are still trying to get the bank to release the final payment. Again, more paperwork has been required by them. I have spoken to numerous US Bank persons. Interestingly, at the beginning of all this, one employee assured me that I was not being singled out, they treat all their customers this way and he would never use them personally himself. The last person I spoke with said to me "I see where we have set your expectations too high and haven't met them." Really? Asking them to release money intended for the repair of my home, which I had already paid to the contractor since balance is due upon completion of job, is too high of an expectation ??
What I would suggest to anyone in this situation in the future is to pay for repairs yourself if you can, and have insurance reimburse you directly.
