On Saturday April 27 it was determined that work would have to continue after installation of the floor. Let it be noted here that MC Home Renovations was not on site or working full days during the period April 19-27. Days began after 9:00 am and ended generally before 4 pm with lunch and other breaks. Work proceeded in a serial manner. On May 3 2013 I the homeowner discovered that paint had been allowed to drip and spatter on the new flooring, countertops, cabinetry, dishwasher and oven. Drop cloths were not extended to the edges of the rooms and were not used to cover the counters or appliances. This was pointed out to Michael Chester of MC Home Renovations around 5 pm on the May 3rd when this was discovered by me the homeowner . He stated immediate cleanup was not needed he would clean up after all painting was finished using mineral spirits and ?spit?. Let it be noted the paint being used was latex and not oil based therefore insoluble with mineral spirits. Upon reading the paint label and calling the Sherwin Williams it was found that clean up, is to be done with soap and warm water. Further , the Sherwin Williams representative indicated that clean up should be done immediately, as the paint is harder to remove the more it dries. Based upon this information I the homeowner, began to immediately clean the paint from the floor, counters and appliances a painstaking process which took in excess of 3 hours as much of the paint had already dried. Based upon this potentially permanent damage to my home, I the homeowner, decided to terminate any additional work by MC Home Renovations before completion. Further inspection on May 4, 2013 revealed other damage, incomplete work, and work not done to minimum standards of workmanship including but not limited to: 1. Damage to expensive designer light fixture because it was not removed from the ceiling as repeatedly requested. Removal of this light fixture revealed that the original ceiling treatment had not been removed beneath the fixture. Damage to the fixture includes ceiling paint on fixture, scratches on finish, and areas where the original finish was sanded through to bare metal. 2. Agreed upon wall and ceiling repair not done as originally represented, by MC Home Renovations. Repairs were not flat in relation to surrounding wall by as much as 3/8 inch per linear foot. These flaws were painted over. Areas around outlets not filled, leaving flawed areas visible with the cover plates installed. This was painted over. 3. Area around bathroom light fixture and fan not properly done, leaving flawed areas visible. This was especially evident around the fan where new drywall had been placed with gaps of up to 3/4 inch around the fan housing which could not be covered by the fan guard. This was painted over. 4. Pocket for new medicine cabinet not made to the correct size. The size was incorrect by more than 3 inches in the height dimension/ 5. Paint on cabinetry which can only be removed by sanding. 6. Paint on natural woodwork which can only be removed by sanding. 7. Wall paint on ceiling and trim in extending in excess of 1/4 inch onto these area. 8. Obvious paint drips on windows and framing. 9. Obvious areas where dirt had been painted over on windows 10. Near zero work done to fill dents and other obvious flaws in walls, windows and trim before painting, in spite of repeated requests to do so by the homeowner. All of the above will required repair and rework at the homeowners expense to get a renovation that meets minimum standards of quality. Settled wIth MC Home Renovations for $1425 for work already competed and a receipt marked paid in full.
Description of Work: On April 19, 2013 work was begun on kitchen and powder room$1525. This price was agreed upon after an initial estimate of $1250.00 was supplied. The $1525 price was determined after a MC Home Renovations worked on site for most of the day April 19. A down payment of $800 was made by the homeowner to MC Home Renovations, leaving a balance of $725 to be paid upon satisfactory completion. Completion was promised by Friday April 26, before installation of new floor to begin on April 29. completion of work.
