The previous owner of our home hired this company with the lifetime guarantee. They refuse to honor it. They have been out twice and always have some other excuse as why they don’t have to cover the issue. They say completely contradicting things.

Excellent. Great work crew - the crew were all very knowledgeable and skilled in their field, and they all worked hard and did great work. The guys were all very nice and did whatever was possible to keep the dust to a minimum. The work completed changed our entire space in the basement - no more damp odors and everything is working great. Steve explained everything well and we couldn't be happier with Guardian. I would highly recommend Guardian. Thanks guys!!

By far the most unprofessional company I have ever dealt with. The crews don’t show up without any notice. We were quoted that the job would take 5 days to complete but it actually took 16 spread across 2 months. Multiple things that we were told would be completed were not done. Crews caused damage to our siding and walls. We were Lied to about how parts of the system would work. Purchased extra items that the foreman later told us don’t actually do anything. For the money they charge you should definitely look at other providers.

"What [Member Name Removed] failed to mention is the fact he would only let Guardian come back to finish a few repairs on Fridays, one day each week. If he would have let us in his house on Monday, Tuesday Wednesday, Thursday and Friday the repair would have been finished within a few days in one week. In short [Member Name Removed] caused the long delays not Guardian. If you constrict a company from getting into your house to do repairs then you have caused the time delay. Furthermore the picture of the siding home owner took and posted here, was posted here after we repaired the siding. He's making it look like we didn't fix it. That is plain deceptive."

We were pleased with the work done. Only had 1 glitch as they were 1 day later starting than planned. Now to wait and see if the system works over time.

Work went fine initially, but there was a problem with the new sump pump drain. It wasn't done correctly the first time and when I called to have it corrected, it took over a week for them to come and fix it. Then it still wasn't fixed right and I ended up digging it up and fixing it right . The last time I texted the foreman and the owner with pictures of the recurring problem, I never even got a response. I had the house sale pending and I couldn't wait for them to ignore me any longer, so I had to fix it myself.

It is a dirty, nasty job, that involves all manual labor.  Unfortunately, this job happened to be done in zero to ten degree weather and was extremely h****** all involved.  The men did their jobs, punctuality was not the best, but considering the outside weather conditions and the road conditions, they did the best they could.  I would recommend not doing this type of job in the middle of winter.

"No mention of how we saved his foundation from caving in with wall supports. He has a dry basement and the fact that we did not waterproof his whole basement, (his idea not Guardian's) so he will have problems with the un-waterproofed areas in the future. We did return any of the customers call and would in the future. No company guarantees basement walls from discoloring over the years."

Although I wasn't  present when the work was performed, I quickly saw a transformation which was the difference of day and night. My old dark, musty and moldy walls, where transformed into a bright white space which has since been turned into a family room. I'm very happy with the work, and would fully recommend Guardian Basement Waterproofing to anyone.

Before Guardian had came out, my basement was a nightmare! Over time we experienced water coming in from all over the place, through cracks in the floor, in the corners of the basement, and all the window wells. At the time Guardian came out, the basement has intense mold, and a very foul odor. 
Over the span of a week and a half, they removed the entire basement floor, painted all the walls, and installed an amazing inside system. I would totally go with them again in the future if I ever have any sort of foundation issues. 
Another surprise was the repair of an outside sidewalk, which was damaged before we moved in, but at no extra charge they repaired it all!
I'm so very glad I went with Guardian and would highly recommend their business to anyone else in the future.

Without a single problem!!!!  If you use someone else....that is your fault. Don't let anyone drill holes up your walls or tell you they will need to remove glass block windows to remove the concrete. Other companies offered similar systems but wanted twice the money and couldn't justify why they were higher.   Go with Guardian!

I was honestly unsure in the beginning how it was going to go. The second day into the job it had looked like a bomb went off in my basement. Although my belongings were coverd and there were precautions set in place to protect my carpet from the traffic in and out of my home, I brought my concerns to the foreman's attention who assured me that when it was all said and done, my basement would look better than when they had arrived. To my astonishment the project turned out better than I could have ever imagined. To this day I haven't had a drop of water in my cellar, the walls that were reinforced havent bowed any further as the owner said they wouldnt, and thanks to the air exchange unit the musty smell is no more and my allergies weren't as bad this year as they have been in the past years. Guardian's employees were very hard workers and the foreman was very patient and informitave while answering my many questions. I have already recomended Guardian to friends and family.

 I asked this provider to vacate my property because they were not doing the work they agreed to do. They did not use the proper materials for my basement remodeling project, and were dishonest about it when confronted. I was concerned about the structural integrity of my foundation in my basement because of the material used. They were supposed to add a drain that covered a specified span, and upon investigating the work completed, I found that not only had it not be completed as specified in the agreement, but that corners were cut to save out of pocket costs for the contractor, which jeopardized the structural integrity of my foundation. The total cost of the contract was for over 17k, and when I signed the contract, he requested 2500, for a dehumidifier.  He assured me that there was going to be a supervisor joining the crew in my basement, and he only actually showed up for about 5 hours over the course of 2 weeks. Meanwhile there were unsupervised employees in my basement, with little direction from a superior, and the work was not being completed at an efficient pace of time. I had an altercation with the manager, and that was when I instructed him to leave. He not only took the dehumidifier, but also pulled the majority of the materials used thus far for the project. I have looked into the laws for my state, and found that he is in violation for many of the laws required by his necessary licensing for his line of work. He is only actually allowed to request one third of the total cost up front, and I had paid him 10,058. I was to pay the remaining 7000 once the work was completed, but had already paid 25% more than he was allowed to ask for by law. The work that was completed was appalling, not least of all unacceptable for the amount of money I?ve paid. At this point, I don?t even want them back in my home to correct these issues.

I truly appreciate the response by Mr. Irwin written below because it further highlights his dishonesty. My attorney and I now have in writing statements that can be disproved by his own employees and by the untouched section of his work left intact for this purpose. If this was financially motivated as he claims, why would I spend an additional $10000 to fix his mess? That figure does not include the mold remidiation still to be done. It would have been cheaper to pay him the remaining $7317. Let us not forget the cost of retaining an attorney. I belive in paying for quality work. Part of my motivation is to prevent other hardworking people from falling victim to contractors like this. Of course, a partial refund would be great because that money was not given to me but was earned. I do wish more people with similar experiences would speak up. It helps us all.

I believe a job should be done properly and as promised the first time around. Do not cry and say you were not given the opportunity to cover up your mistakes so you can avoid a lawsuit.

I have learned to be me proactive and involve myself in every step. I caution you all to watch over the work carefully and ask questions along the way. You would be alarmed at what a thin,watery layer of mortar mix will hide when you are not watching.


I did misspeaks on only two points. This was a waterproofing not a remodel ( which is the category this fell under). I estimated $7000 for the final payment instead of writing $7317.

By the way, anybody can inflate the cost of their services and then offer an apparent 20% " discount".

I have no complaints on the quality of the work at this point...we had an extensive rain since the work was completed and it seems to be doing its' job.  The price was reasonable and the estimate did not come with a high pressure sales pitch like some other companies will do.  The job was initially expected to take 3-4 days....it ended up taking a week as the foreman got sick.  Make sure they partition off any open areas to the house before they start jackhammering....they did not do a very good job of this and we had a lot of dust upstairs.  I asked them to put up more plastic (floor to ceiling) around the basement door and the path they were using to remove the concrete and they did that promptly, this helped greatly reduce the dust upstairs
