For one year after we purchased the house, the gas company did estimate readings and we thought everything was OK until an actual reading was recorded. We found out the gas odometer was so high that we owed them about $3000. We thought the gas company had the wrong reading last year. This winter the gas bill went up so high again and we found out the house has no (zero) insulation anywhere (attic, walls, basement); this according to three (3) different insulation companies we had make analysis of the energy efficiency of the house (all three were Angie's list recommendations). We wonder how could insulation pass the inspection and considered satisfactory if it did not exist at all and we were never specifically informed about it.

The home inspection was thorough, however I felt that his responses were given in a very general, topical manner, even when I asked questions. The largest issue that was overlooked was my basement, which he described as ''fine for an old house''. Subsequently I have discovered that I have dirt piles for walls, with no retainer. The whole floor is held up with metal screw-in supports. I am in the process of the selling the house and have been told that the basement will require approx. 8-10k of masonry work. His inspection report lists it condition as ''adequate''.

HE DID A VERY THROUGH JOB. THEN I HAD A QUESTION CAME UP ABOUT MY INSURANCE AND HE WAS ABLE TO ANSWER MY INSURANCE AGENTS QUESTIONS, WHICH SAVED ME A LOT OF MONEY. HE EVEN WENT UP INTO THE ATTIC AND THIS WAS ALL WHEN NOBODY WAS EVEN AROUND.

I AM RELATIVELY PLEASED WITH MOST OF THE INSPECTION AND REPORT FROM THE OWNER WITH ONE MAJOR EXCEPTION. BEFORE THE INSPECTION I SPECIFICALLY REQUESTED THAT THE OWNER PAY SPECIAL ATTENTION TO THE CONDITION OF THE ROOF. HIS ROOF INSPECTION CONSISTED ONLY OF A VISUAL INSPECTION FROM THE GROUND THROUGH BINOCULARS; HE DID NOT GO ON THE ROOF. HE GAVE THE ROOF A PASSING GRADE. WE WERE NOT SATISFIED WITH HIS INSPECTION FROM A DISTANCE SO ENLISTED THE SERVICES OF ANOTHER INSPECTOR TO CHECK THE ROOFS CONDITION. THIS COMPANIES ON-THE-ROOF INSPECTION REVEALED SERIOUS HAIL DAMAGE. WE REPORTED THIS TO THE CURRENT HOME OWNERS WHO HIRED THEIR OWN INSPECTOR TO TAKE A LOOK. HE REPORTED A BADLY DAMAGED ROOF WHICH NEEDED REPLACEMENT. IF WE HAD RELIED ON THE INITIAL COMPANIES REPORT, WE WOULD HAVE PURCHASED A HOME WITH A $8,500 ROOF LIABILITY WHICH WOULD NOT HAVE BEEN COVERED BY MY INSURANCE. I NOTIFIED THE OWNER WHO DID NOT CARE ONE BIT THAT HIS REPORT WAS FAULTY. I ASKED FOR PARTIAL REIMBURSEMENT WHICH H

BEST HOME INSPECTOR I HAVE EVER WORKED WITH. EVEN MADE SURE THE DOORS OPEN AND SHUT PROPERLY! PROVIDED CONSTANT DIALOG OF HELP/ADVICE/RECOMMENDATIONS DURING THE INSPECTION AND FIELDED ALL QUESTIONS ASKED. WOULD RECOMMEND TO ANYONE, BUT ESPECIALLY FIRST HOME BUYERS WHO MIGHT LIKE TO LEARN MORE ABOUT THEIR HOME AND HOW IT WORKS.

HE OFFERS FIRST TIME HOME BUYERS DISCOUNT. WE WERE VERY COMFORTABLE WITH HIM. MY FATHER IS ENGINEER AND HE WAS DEFINITELY IMPRESSED WITH THIS COMPANY. HE REALLY GAVE US GOOD ADVICE ON ALL SORTS OF LITTLE THINGS REGARDING HOME MAINTENANCE. IT WAS THE BEST MONEY WE SPENT WHEN BUYING THE HOUSE. HE DOES PROVIDE A WRITTEN REPORT AT THE TIME OF THE INSPECTION.

WE SUSPECTED SEVERAL PROBLEM AREAS. THEY FOUND OTHERS AND REINSPECTED TO ENSURE THE REQUIRED WORK WAS PERFORMED BEFORE CLOSING. A VERY THOROUGH INSPECTION WAS DONE AND HE HANDLED IT PROFESSIONALLY AND WAS ABLE TO TURN THE REPORTS AROUND THE SAME DAY.
