Property Appraisal
Appraisers are supposed to use most recent sales when they are looking up comps to give you the appraisal price, and the most comparative properties. She didn't do that, but used homes that were not comparable to our home. She also used the date of sale to be october of 2011. Instead of using the most current january to june homes that had sold in our areas. We think the reason she did not use them is because it would have made the price of our home much higher and would have gone well above and beyond our contract price. She claims she couldn't use the home right next to our is because it was a short sale, but still usually short sales sell for less than the other homes in the neighborhood.
