Fifth Third took 9 days to get the appraisal done. Their was a problem with the appraisal. They buyers realtor requested a revaluation of the property. Fifth Third took the request and then sent it to their underwriter. 5 days later, the appraiser had still not received the request for redoing the appraisal. Fifth Third still seems to be sitting on it in their underwriting. Buyers just walked because it was taking too long. Had I received the information on the revaluation back in a timely manner, I was willing to let the buyers purchase it for the much lower appraisal price. As it was, they walked while we were all waiting for 5/3 to get their act together. Appraisals don't take that long. Requests for reappraisal doesn't take that long. Disorganization and confusion does take that long. Stay away from Fifth Third if you need something important done. Dear 5/3, please get on here and explain why, 5 days after receiving a request to revalue a property, you still don't seem to be able to communicate to the appraiser or the realtor who requested the revaluation what you planned to do.

THE IN-OFFICE AGENT WAS VERY HELPFUL THROUGHOUT THE PROCESS. UNFORTUNATELY, HE IS NOT IN THE CREDIT BUYING DEPARTMENT, AND THE CREDIT BUYERS, WHO ARE LOCATED IN CINCINNATI, ARE SOMEWHAT REMOVED FROM THE BUYING PROCESS. IT WOULD HAVE BEEN MUCH SIMPLER AND LESS EXPENSIVE FOR ALL HAD THEY SIMPLY STATED CLEARLY AND DEFINITIVELY FROM THE BEGINNING THAT THEY WOULD NOT LEND ON A HUD HOME.
Description of Work: AS A FIFTH THIRD CUSTOMER, I WORKED WITH THEM TO FINANCE A HOME I INTENDED TO PURCHASE. SIX WEEKS INTO MY MORTGAGE RELATIONSHIP WITH THEM ON THE HOME I SELECTED, FIFTH THIRD OPTED NOT TO LOAN MONEY ON THE HOME, STATING THAT THEY STILL WANTED TO LOAN MONEY TO ME, BUT THAT I ''DON'T WANT THAT HOUSE''. THE HOUSE WAS A HUD PROPERTY, FOR WHICH I HAD PAID MULTIPLE INSPECTIONS IN AN EFFORT TO INCREASE THE BANKS COMFORT WITH THE PROPERTY. I HAD ALSO PUT DOWN 20%, DECREASING THEIR RISK TO $60,000, LESS THAN HALF OF THE HOMES EQUITY. THE MORTGAGE BUYERS RAN HOT AND COLD THROUGHOUT THE SIX WEEK PROCESS, AND PULLED OUT OF THE DEAL LESS THAN TWO WEEKS FROM MY CLOSING DATE. HAD I NOT BEEN ABLE TO CLOSE WITH ANOTHER LENDER IN A HURRY, I WOULD HAVE LOST OVER $3,000 IN EARNEST MONEY AND INSPECTIONS. I WOULD ALSO HAVE HAD TO START THE PROCESS AGAIN ON ANOTHER HOME.
