We rent a house in an Ardent managed housing community in Delaware, OH and this property management company stinks. If at all possible, I would avoid living in one of Ardent's neighborhoods. Here are the issues we have with this company: 1. Upkeep of grounds *The alley-ways in our community are severely damaged with potholes and loose asphalt and Ardent has not fixed this issue. It's been like this for at least one year and in the meantime, it's very rough on vehicles. Also, our alleyways and roads hardly ever get plowed. *The fencing that surounds our community has been in dire need of being repainted for over a year. *They do not keep the ponds cleaned. I often see random toys and balls in the ponds, something that could be easily cleaned out but it's not. 2. Disorganized After our first year living in the house we rent, Ardent raised our rent $25 but on the first month's payment of the new rental price, they forgot to charge us the new rate. 3-4 months later we get a letter in the mail saying we are "behind" on rent because we owed $25 from 3-4 months ago. The thing is, we have our rent automatically withdrawn from our bank account by Ardent, so it was their error that they didn't assess us the extra $25 for the new rental price. Instead of admitting their mistake, however, they made it seem like it was our fault by sending us a threatening letter. 3. Price You can tell this is a company that wants to simply collect their association fees and rent, but then do as little as possible with respect to the property upkeep (e.g. reduce overhead). My prediction is that eventually Ardent neighborhoods will turn into slums and then their property management style will be perfectly fitting. Rent is about $1100+/month for poorly built houses that are valued on the county auditor's site at around $130,000.
Description of Work: Ardent is the property management company that oversees the housing community my family and I live in. The community includes homes that are owned and rented. Ardent is responsible for keeping our alley-ways and roads cleared, for keeping our lawns mowed, and to ensure the neighborhood residents abide by deed restrictions.
