Our family-owned business is three generations old. We started in 1952 meeting the needs of homeowners that just weren’t being met. As times and demands have changed, so has our company. They are excellent. I haven’t had any problems and pretty much everything had been covered. No complaints there. I started using them approximately 4 years when I purchased my home. I do a monthly payment. They respond within 24 hours normally. Their contractors are pretty good. It’s about $60 a month.

The guy that was sent out said he could not do anything about the electrical outlet that was getting hot. So they charged me $65.00 normally it is free. Whoever installed and he showed me the cut in side. They cut some tabs off so that is making it hotter. I could replace it for you but there is no need to do that. It is just going to be hot. I said as long as it is not a fire hazard, that is what I was afraid of. He said no it is not a fire hazard. It is just going to be hot. I would not use ABC home warranty if I was to purchase a home warranty. When the fireplace thing happened, he said that it was a maintenance issue. I said no it is an issue with the fire duct clogging the line. They got it out and it worked perfectly. They did pay for that but the last thing that they did not pay for.

Discovered 2 small leaks in bathrooms after purchase - called ABC for service...from the beginning it was nothing but run arounds - finally get a plumber here, who diagnoses the issues and corrects one - says the other is a bit more involved and needs a plumber and an assistant for 4 hours - he would submit the job to his office with the materials needed and have them schedule the repair. 3 weeks later, once we are rescheduled - the plumber and assistant arrive - no materials, stating they are here to "reinspect" the estimate for ABC. It was immediately made clear to me that ABC was questioning the work recommended by their last contractor (who works for the same company as these 2) - and requesting a second opinion - and they were not here to complete any work. Again - not shockingly; they found the issue to be "non plumbing" and recommended calling ABC to have someone else review it (unsure how a major leak in the water supply is not plumbing related) - Call ABC immediately as the 2 plumbers leave and the ABC rep proceeds to tell me "we haven't spoken with the technicians yet - but I can tell you it is not covered." - How can you tell something is covered/not covered without having looked at the problem or gotten your "experts" opinion on the matter ?!? Clearly - ABC reached a junction where it appeared the cost of a repair might exceed 1 hours labor and decided to deny any coverage. Why else would they "reinspect" the professional they hired the first time and challenge his opinion. When things don't go there way - they simply seek out someone who will lie in their favor - its cheaper than paying the claim. If your looking for a home warranty - steer far clear of these rats. A ruined floor and a mountain of repair cost later - we are still waiting on ABC to make it right...unfortunately, they are not a "licensed" insurer - rather offering warranties which remain unregulated and they refuse to maintain a standard of professionalism or honesty in their approach to business.

It has been great to have the ability to call one central place for anything that I needed for my house and they take care of calling the people needed for the service. On the other hand, it seems like it takes longer for things to get fully fixed maybe because the company that provides the service. There is no incentive to get it right the first time. You will think it is fixed and it wont be back and they will have to come out again.

When you go the website to do an automated claim to see if you qualify, just about everything you do is going to come up that you don't qualify. In the event you do quality which for some reason when our stove top didn't work. The said a repairman was going to come check it out. We were scheduled about a week and a half out. The morning of the schedule service call, I received a call from the repairman at 7 a.m and he asked me to go to the stove and tell me the model and serial number. He said he was not going to be able to do anything but will look into ordering the parts. I waited for about 4 days and when I didn't hear anything I called his number back with no response. A day or so later I called ABC and informed them of the situation and they said they would get "right on it"....I resigned myself to believing that this was not going to be taken care of and that these home warranties and home warranty companies and just what they are made out to be....less than reliable.

While prepping to replace the water tank, he noticed that there was another leak above and repaired that leak as well. Both repairman were professional, courteous, personable and did a great job explaining what they had fixed and how to use the new equipment.

Our boiler broke on Jan. 14. We have a full home warranty policy with another company and a gas line only policy with ABC. This was part of our home purchase contract with the seller. I had forgotten that I even had the ABC policy, let alone that it covered our gas boiler. I opened a claim with the other company, which ended up being a disastrous experience. After 6 days of frigid temperatures, our family still had no heat. We had gotten to the point late in the afternoon on Jan. 19 where the warranty company could not find a company in their network to come out that day and fix the boiler. Two companies had been out earlier that day putting on new parts that turned out to be completely unnecessary. We ended up having to call out of network companies on our own. We found a wonderful heating company to come out and do the work for us. The heating company was out of network for the warranty company we used, but it did work with ABC warranty company. I remembered I had the gas line policy with ABC, so while the wonderful heating company was here fixing our boiler, I called ABC. It was after hours, so it was an answering service. They paged the on call person, Mark. Mark promptly called me. I explained the situation, that the heating company was there and that I would prefer to open a claim with ABC than go through the reimbursement process with the other warranty company. Mark spoke with the gentleman from the heating company, opened the claim and approved the necessary work on the spot. There was zero hassle or fuss like there was with the other warranty company. The wonderful heating company fixed the boiler that night. Mark called me the next day to check in and follow up. He said they would take care of the billing to the heating company. It was such a smooth and professional process. I asked Mark to send me information on their comprehensive home warranty policy, as I want to cancel the other home warranty and use ABC exclusively. Within 5 minutes of my call with Mark, he had emailed me the information I requested. I will be going with ABC for my home warranty. The other warranty company recently changed ownership from a local company to a large national chain and the service stinks. ABC is locally owned, very familiar and connected with the service providers in the community, has a good reputation with the service providers, and was easy to work with.

Within 2 hours of their arrival, they had diagnosed the problem, drained the old tank, disconnected it and installed the new tank. As it was under my gas warranty, there was no charge. They were very friendly and professional, and explained about the permit process and inspection that would need to take place a few days later. A very efficient service call!

I JUST BOUGHT A NEW HOME AND ABC WAS THE COMPANY THAT I GOT TO COVER ANY PROBLEMS. i HAVE FOUGHT WITH TH EM FROM THE BEGINNING . FIRST, I HAD A MALFUNCTIONING ICE MAKER. THEY SAID THE COULDN'T FIX IT BECAUSE THERE WAS CHIP OUT OD THE LEVER THAT TURNS IT ON. I EXPLAINED IT WAS SMALL AND HAD NOTHING TO DO WITH THE ICE MAKER NOT WORKING. AFTER MANY PHONE CALLS THEY FINALLY AGREED TO PAY ( HARDLY WORTH THE HOURS SPENT TRYING TO GET COVERAGE). NEXT WE HAD A PROBLEM WITH A TOILET. THEY SENT A PLUMBER OUT TO CHECK AND HE TOLD US THE TOILET NEED TO BE REPLACED. HE CALLED ABD FROM HERE AND WAS TOLD THAT THE TOILET WAS COVERED FOR $300. WE WENT AHEAD AND ORDERED A TOILET FROMM THEIR PLUMBING REPRESENTIVE . ( YOU CAN'T GET A TOILET FOR $300. ) NOW THEY ARE SAYING THEY WILL NOT PAY. The previous owners of the home we bought 4 months ago had purchased a Home Warranty from ABC when they listed the home for sale. After settlement, as the new owners, we soon encountered some minor plumbing problems that had not appeared on the home inspection report. ABC covered the complete cost of the plumbing repairs for $121. A couple months later, a relay and the compressor on the refrigerator failed and ABC covered most of that cost. The service call to assess the problem was $64 but the repair would have been over $1100. ABC sent us a check for $805 which we applied to replacing the refrigerator instead. We are very pleased. Hopefully we will not have any more issues but if we do and if they are covered, we trust that ABC will come through again.

ABC Home Services Warranty actually covered the cost of two incidents on the home we purchased. The process of getting service covered is not easy but so far, we are satisfied. This is a far cry from the experiences I have heard of from other home warranty companies.

My experience with ABC has me left with mixed emotions about whether to renew or go with another home warranty (hence the reason I am now on Angie's List). In the claims that I have submitted, they respond fairly quickly and let me know that I will be hearing from the contractor. Then typically the contractor calls within 24 hours and sets an appointment. However, the contractor seems to come out to assess, but does not have the proper equipment, or needs to send yet another person to assess the job. This makes me uncomfortable having to deal with multiple people coming inside my home, also having to take the time away from work to be home on each visit is not very convenient. The last claim we had a puddle of water under the carpet near our utility room, the contractor came out explained to my husband what he thought it could be related to, but said that he did not have the tools to test it. I waited a few days for a call back from the contractor or ABC but did not receive a response, so I called. ABC sent the same contractor back who stated that he did not think it would be a covered repair and told me to call the city to have them check the pipes under my home. Then the contactor called me back and told me to check the sump pump because he "forgot" to. Aside from the one particular contractor being slightly difficult to deal with, each time I call ABC they are personable and friendly with me. My warranty with them will be up in the next day or so and I just cannot decide if it's worth the money to remain with ABC or if I should take my chances on a new company. Side note: I think Angie's List should have an "undecided" bullet where it asks if you would utilize the services again, because that is truly my answer.

The company issues home warranties when you buy property and when I had difficulty with the appliances in the house, I called ABC and I felt like they didn't believe that the equipment needs some servicing, and they were unable to fix the equipment. My understanding is that they either had to fix the equipment, or replace the equipment, and they just weren't very forthcoming. They took them about 2 or 3 weeks to call me back, they were not very responsive, they just do not do what they say they will.

I received a home warranty with them when I bought the house a year ago. The warranty would expire at midnight, TODAY. I noticed the leak about 10 days ago, only thought to call someone two days ago. ABC coordinated with a plumber to check the heater, then called me to tell me they would replace it at no charge to me. The whole job was completed in a few hours, without my having to make a lot of calls, or argue. I'm delighted!

Our heating company indicates that they tried unsuccessfully to contact you and, in hopes that someone would be home, sent a technician to your home the next morning and found your wife was home. We authorized them to make necessary repairs totaling $1,289.02 and they were completed within 18 hours of our having received the first call from you. We acknowledge that we did not respond to the email that we received at 10:05 p.m. indicating that you had a repair company that could make the repair that night. Our company is not able to respond to emails sent to our offices outside of normal business hours. According to our phone logs, we spoke to you the next morning at 8:20 and told you we could have a repair company at your house promptly. We certainly would have preferred to have allowed you to get your own contractor to make repairs right away but there was an unfortunate breakdown in communication. As a consolation, we would like to offer you a $200 discount on your policy renewal at your home. Again, we will certainly study the situation for areas where we can improve.

When the man came out to address our problem we explained to him that the issue was an intermittent failure of the one garage door opening with either one of the remotes. I could not get it to do it while he was here - but explained what happened. He suspected he knew what was causing it but said he had to actually see it happen or he wasn't allowed to fix it. I called ABC the next day explaining what was going on. I got NOWHERE with them. They essentially are calling me a liar because they clearly don't believe me when I explain the issue. Why would I waste 3 hours of my life waiting for a repair person if I were not having a problem?I have had other warranties with homes I have purchased and this is BY FAR THE WORST CUSTOMER SERVICE EVER. I would rather pay for my own repair then to work with these people again. It is my opinion that they are eager to take your money and unwilling to provide to you the service they are selling.

As with most repairs, we can only diagnose the problem if it occurs while our service person is at your home. We do not doubt that you have a problem with your opener but our challenge is determining what repair is needed given that it operated fine while the service company was on site. After speaking with the service person, he explained that your problem could be caused by a variety of issues including outside interference or a bad control board. If the unit would fail while he is on site he would know what repair is required. We understand that the process is frustrating but the challenge is not unique to our service company--any company you would choose on your own would face the same limitations. Your unit can absolutely be repaired and we are happy to do it once the problem can be determined. Again, we are not trying to avoid making repairs to your unit. It is simply a matter of determining which repair is necessary for you given your opener didn't malfunction while a service person was at your home. We want to be sure that you get full satisfaction from our company so we are happy to offer you a full refund of the price that was paid and cancel your coverage if you do not feel we are holding up to your expectations. I just purchased a house and discovered my dryer was broken. I called home services and spoke with the owner, Steven Morbitzerm indicating the problem. I told him of the problem and all he was concerned about was not covering the claim. Actually, he just assumed it would not be covered with not even asking any questions and began to become angry and belligerent. Don't waste your money with this group. I found his service and his professionalism to be no more than a throw-away of $600 for the cost of the warranty.

I have used ABC three times in the past. The first was to replace a faulty hot water tank. I also used them on two different occasions to handle plumbing leaks. Overall, I have been satisfied with the work of each contractor. The workers are timely and give you a run down of what to expect. They are prompt workers that will do the job right. So why a B instead of an A? There are a few simple issues I feel they could improve upon. For starters, what they cover on their pamphlet comes across as vague. I understand they use contractors and it would be difficult to think of every possible thing that is covered. That being said, it would be nice if the phone techs were more knowledgeable about the warranty. They do have fees if you call somebody out for something your plan does not cover. While I never had a problem with fees, it is still something to be aware of. I would also advise that in one of the plumbing jobs I had, they had to remove a portion of drywall to do some work. The warranty unfortunately does not cover the replacing of drywall. It was an easy enough fix, but I wish they had people who could handle that. Overall, I have been satisfied with the work that has been done. I would advise potential buyers to make sure they know what is covered before investing in any form of home warranty.

For anyone who doesn't care to review the entire Terms & Conditions we have recently introduced a new feature on our website that walks the homeowner through the repair, suggests simple fixes, and helps the user qualify for service more easily. We do charge a reasonable dispatch fee of $80 if we send a service company out unnecessarily (if there is not a covered repair or no repair necessary). It is rare that this is charged and we disclose the possibility at the end of every service request. As for the drywall replacement, we do offer up to $300 for the service under our PLUS Package. Unfortunately, that package was not purchased for you. We encourage all homeowners to read their Terms & Conditions and know what a company covers BEFORE they purchase coverage. After being without AC for over one month and ABC insisting that the HVAC repair company try to fix a clearly dying system 3xs, the issue has finally been resolved. ABC has replaced the faulty unit in our home and rectified the issue. It is just a shame that it takes thousands of wasted dollars, immense stress on the homeowners, and many tense phone discussions to get to the right resolution. Overall we are satisfied, as the issue is resolved. I can only hope that nothing else goes wrong in our home that would warrant us needing to use the warranty again.

Our contractors are all reputable, licensed professionals. They find that, at times, the systems require multiple repairs that are not always obvious until other failures are remedied. That can sometimes leave the homeowner at an inconvenience. As you see, the company can repair an issue and have the system working fine but then another problem manifests itself and requires an additional follow up. It is not to our advantage or our contractor's to repeatedly visit a property but at times that's the only solution. We appreciate your patience as our contractor worked diligently to get your system working perfectly again.
