They kept a clean workspace and promptly cleaned up everything once the job was done. They showed up everyday until the roof was complete.
I've hired a lot of sub-contractors for various jobs on our historic house downtown and these guys were one of the easiest ones to work with. When it comes to historic roofs and box gutters, they really know what they're doing!
Minuses:
1. Bird guards under the tile openings were nailed in their place. They should have been attached a few tiles up and hung with wire so that water can run under the bird guards if it were to penetrate and so that the nail doesn't interfere with the expansion and contraction of the copper gutters. It is likely that some of the nails loosened over time, and because they are at the edge of the roof, allowed some rain to penetrate and rot the wood and make it damp enough to provide an ideal environment for the carpenter ants we found present.
2. They were supposed to replace rotted wood on a time and materials basis. However, it was found that they neglected to do so where they should have replaced the wood. Places include at the edge of the dormers and also on the pitch of the roof where there are significant gaps between boards. Now, in order to repair damaged 100yr old bead board and trim along the lip of our dormer, we will have to pay 1,000s of $ to a roofer to remove the tile along the dormer so that we can replace what should of been replaced when the tile was already off.
3. An extremely thin wall of flexim was installed along the hip and in other areas. Flexim is expensive and instead of filling the entire cavity, paper was stuffed in it to fill up the majority of the void and less than a 1/2 inch wall of flexim was applied. This cracked and deteriorated over time due to its lack of thickness and eventually broke away from the tile. Had it been a thicker application, then water might not have penetrated. Plus, they chose black instead of a matching green color.
4. During 2012, they did some work to tuck point a chimney and left a lot of splatter all over the brick. I brought this to their attention, but they never came back to scrape it off.
Pluses:
1. They did a great job removing and replacing the tile. The avoided damaging very few and put them back on in a uniform way.
2. They operate in a safe manner and got the job done quickly.
