HEARTLAND QUALITY HOME INSPECTIONS

I didn't know what to expect from a home inspector. My lawyer recommended Brain to me. Brian was very flexible in his scheduling and was on time. Though his inspection time seemed short (30 min), he provided an extremely detailed report. The report is as long as it needs to be, to cover every possible detail of the house, yard and out buildings. There were items on his report I had not thought of looking at, or didn't even know it existed, until he pointed it out to me. I received the report via email with 24 hours, in Adobe PDF. Of course he will mail a hard copy if you request that instead. The POS from Maple Hts, was actually less detailed than Brian's report!

I expected a simple list of what is broken that I may have missed when I looked around the house. Especially things that might require a major investment to repair.
What I received was 35 pages of the most detailed inspection imaginable.
Every possible feature of the house, garage and yard was examined and quantified.
The report was emailed to me within 24 hours of the inspection date, in the form of an easy to read Adobe PDF file.
Brian has a laid-back way about him, but he is extremely knowledgeable and takes the time to answer any questions I may have.
Also, he is very flexible in his scheduling, and always on time. I have used his services before and will again.
And his fees will range depending on what you want and the size of the house.

The inspection was a let down in a major way. They were available on short notice, which is the only compliment I can give. Had I not brought issues to his attention, they would have gone unnoticed, and he missed a major issue, but remembered later, after the deal was signed. He called a day after we signed the deal saying we should have the sellers address an issue in one of the bathrooms. Had he informed us of this during the home inspection, he would have saved us a few thousand dollars! I am appalled by this, and could never recommend his services to anyone else. In general, he was hurried, and I don't feel he really cared about inspecting our home. He started the inspection early, before we arrived (realtor was there). We were not late, he just decided to start early, without us.

Although the hosue ended up having several major problems, I think the inspection went well. Again, I was impressed with his thoroughness, something you want in a home inspector.

He inspected everything that he could(water and electric service were turned off)and gave us some suggestions on repairs and other possible problems to look out for.

Brian is extremely professional and has a good eye for problems. He caught dampness in the basement of the first house that prevented us from purchasing it. He also left behind a helpful video on house maintenance. He's just a good guy who does the best he can for his customers.
