Was quick, easy, and cheap. Had a bit of a hurdle in the beginning when our house appraised much lower than we purchased it for in years prior. Although we had initially put down 20%, and had years of paying principal off, we were told we had to bring almost $20K more due to our crummy appraisal.
Our rep at Union Savings Bank urged us to refute the appraisal, but he told us they very rarely concede any of the points. We listed ALOT of things the appraiser missed, and, as luck turns out, he actually conceded alot of points, and we weren't required to bring cash to closing (except for interest for the partial month, but that is standard).
This put us back in business, and within very little time we were refinancing for 15 years at 2.75%. I can't remember exactly what the closing costs were, but I want to say $295. That was the ballpark, and I remember quite clearly that it was just what US Bank advertised at the very beginning, so no surprises there.
I've previously refi'd with the big guys (Bank of America, Quicken Loans, Countrywide) and they were all bait-and-switch, lots of surprises everywhere you turned, you had to deal with about 8 people, and it took much longer than it should have. US Bank was exactly what they advertised, I dealt with only 2 people the entire time, and it was done under a month.

Tom Handloser was awesome to work with from a realtor's point of view and my client's. His knowledge of the different financing options available for my clients made the purchase of their home a smooth transaction!
