About us
Since 1983, Jeff Greenberg has worked as a real estate appraiser in Southwest Ohio. Jeff has earned his reputation — and his SRA designation, the highest achievement for residential appraisers across the country — through his continued education and devlopment in the appraisal industry. Jeff prides himself on his customer service; he is willing to work around his clients' schedules and provides them with his official appraisal via email within 24 hours of gaining access to the property. No property or client is too big or too small, and he is happy to provide answers to general appraisal questions at no charge. Jeff holds a Certification License from the State of Ohio and is authorized to provide property appraisals throughout the state. Currently he serves five counties in the Greater Cincinnati area: Brown, Butler, Clermont, Hamilton and Warren Counties. Jeff frequently works with area lenders for home sales and refinances, and his credentials allow him to work with virtually any bank or institution. He is also licensed to provide appraisals for Probate and Domestic Relations, as well as Chapter 13 Bankruptcy proceedings.

1. He provided no value for a 1,000 SF 2 tiered, concrete outdoor living area with professional landscaping and gazebo that is one of the highlights of the home. The patio was in outstanding shape having only been poured a few years ago.

He referred to our kitchen as "not updated' despite having granite counter tops, stainless steel appliances, above and below counter lighting, a large walk-in pantry, large island, copper-look back splash, hardwood cherry floors and stylish table and island chandelier lighting. 3. He claimed not having a 1st floor master is a $15K hit-- even if your home is in a family and child oriented subdivision where a 1st floor master is not necessarily desirable.
4. He refused to give any value of a "bedroom" to a bonus room with a separate staircase, closet and large window-- this cost us another #$12K on the appraisal.
These are just a few of the items other appraisers called "completely inaccurate" and "misrepresented" upon reading his review--if you are a seller and he comes to your home, be prepared to lose your shirt when his numbers come it--- maybe he does a better job in areas he "knows better". How unfortunate for us he didn't know the West Chester area apparently!
His report arrived within 24 hours via email. We thought the appraisal was well researched and thoroughly annotated. He discussed his methodology, the comps in the vicinity and his recommendation for an asking price range. The detail in the report was amazing. Every question we might have had was anticipated and answered in the report.
