Since 1983, Jeff Greenberg has worked as a real estate appraiser in Southwest Ohio. Jeff has earned his reputation — and his SRA designation, the highest achievement for residential appraisers across the country — through his continued education and devlopment in the appraisal industry. Jeff prides himself on his customer service; he is willing to work around his clients' schedules and provides them with his official appraisal via email within 24 hours of gaining access to the property. No property or client is too big or too small, and he is happy to provide answers to general appraisal questions at no charge. Jeff holds a Certification License from the State of Ohio and is authorized to provide property appraisals throughout the state. Currently he serves five counties in the Greater Cincinnati area: Brown, Butler, Clermont, Hamilton and Warren Counties. Jeff frequently works with area lenders for home sales and refinances, and his credentials allow him to work with virtually any bank or institution. He is also licensed to provide appraisals for Probate and Domestic Relations, as well as Chapter 13 Bankruptcy proceedings.

He was responsive and respectful. He was not working for us but was instead working for the bank. While Jeff may be effective in performing an appraisal for a home in a large subdivision with many comps, he is unable to perform an appraisal for a unique home or a home in a unique setting. We built a ranch estate style home on 5 acres and Jeff's appraisal was 33% less than the cost of the home plus lot. The appraisal was completed 1.5 years after the completion of the house. Jeff's flawed appraisal was the result of faulty assumptions and bad comps. I'm not sure if it was due to incompetence or laziness but either way it has resulted in a significant hassle for me to get the bank to throw away his work in favor of an appraisal that is properly prepared. The application of any logic whatsoever would have resulted in re-visiting his conclusions if he would have looked at either the price paid for the home to be constructed a year and a half ago or the appraisal supporting the primary mortgage. Jeff's appraisal came to a home value that just barely exceeded the outstanding loan balance of the primary mortgage which was just re-financed a little over a year ago. This is not just the result of a difference of opinion but the result of flawed work by Jeff. I attempted to address this with him but he would not entertain a discussion on the topic because I was not his client.

Absolutely terrible experience-- after stating he was not familiar with the West Chester/Liberty Twp areas, he proceeded to provide a completely inaccurate appraisal for our 4,500 SF home located on a private, gated street that resulted almost losing the sale for us--unfortunately, we were already under contract with another house and were moving forward regardless of his appraisal:
1.  He provided no value for a 1,000 SF 2 tiered, concrete outdoor living area with professional landscaping and gazebo that is one of the highlights of the home. The patio was in outstanding shape having only been poured a few years ago.
2.  He referred to our kitchen as "not updated' despite having granite counter tops, stainless steel appliances, above and below counter lighting, a large walk-in pantry, large island, copper-look back splash, hardwood cherry floors and stylish table and island chandelier lighting.  The cabinets were a darker cherry finish with a double oven, built-in microwave and smooth cooktop.  The kitchen and f 
3.  He claimed not having a 1st floor master is a $15K hit-- even if your home is in a family and child oriented subdivision where a 1st floor master is not necessarily desirable.
4. He refused to give any value of a "bedroom" to a bonus room with a separate staircase, closet and large window-- this cost us another #$12K on the appraisal.
These are just a few of the items other appraisers called "completely inaccurate" and "misrepresented" upon reading his review--if you are a seller and he comes to your home, be prepared to lose your shirt when his numbers come it--- maybe he does a better job in areas he "knows better". How unfortunate for us he didn't  know the West Chester area apparently!

I  called the number listed in Angie's list and Jeff answered the phone. I explained that there was no urgency in getting this done and he scheduled a visit 5 days out. He called back once before the appointment to confirm that he had the correct entry in the county auditor's website. He arrived on time at 10AM and spent about 1.5 hours touring the house. He was very friendly and personable and easy to talk to. He seemed interested in our situation and did not try to rush through the appointment. He took numerous pictures throughout the tour.  At the end of the visit, I paid him his fee by personal check and he promised that we would have the completed appraisal report and invoice that evening. True to his word, the 26 page appraisal report arrived the same evening about 6:40PM by email.  It seemed logical and well thought out and compared favorably to two recent reports I have reviewed from west coast appraisers. Since that time, we have had 4 real estate agents tour the house. Two of them feel that the house should sell for a price similar to the one developed by Jeff. Two feel that we should ask about 5% more. Only an actual sale can tell us the truth. Jeff was careful to explain that there were few houses on the market similar to style in ours and many of them were older or less well maintained. He also said that market conditions in January were very different than they would be later in the year, when the number of properties offered for sale increased.  His appraisal was for the the mid-January conditions.

I think I called Jeff on a Tuesday.  He gave me a date the following week, but I indicated that we were in kind of a rush, so he was able to get here very early that Friday morning.  He arrived on time having done extensive pre-arrival preparation.  He was here for about an hour, measured each room, took photos inside and out, and examined every aspect of our home.  We chatted with him about market conditions, improvements we've made to the home, etc.
His report arrived within 24 hours via email.  We thought the appraisal was well researched and thoroughly annotated.  He discussed his methodology, the comps in the vicinity and his recommendation for an asking price range.  The detail in the report was amazing.  Every question we might have had was anticipated and answered in the report.
We could not be happier with the job Jeff did for us.  He has earned our respect as a top tier professional with an admirable work ethic and friendly interaction and demeanor.  A great experience from beginning to end.  Highest praise.

It was very easy to contact Jeff and set up the appointment with him on the date that was convenient for me.  On the day of the appointment Jeff arrived on time.  He was very professional.  He e-mailed the appraisal report to me the same evening he came to the house.  The appraisal is very thorough and included 5 comparable homes.  He did a great job of identifying adjustments that needed to be made between the value of my home and the comparable homes due to different sizes and features of the homes.  I could not be more pleased with the service I received.

He was excellent.  Very knowledgeable - knew the market for sure.  It was very helpful.  Without him it would've been difficult to place a bid on the house - especially because I did not hire a realtor.  He was very thorough as well.  The numbers he provided me led to an accurate bid on the house I was going to buy.  I would highly recommend him.

We are planning to put my mother's house on the market soon, and Jeff appraised it for us. I was very impressed with his professionalism and friendliness. He arrived just a few minutes past our agreed time and got right to work on the outside of the house, before coming inside. We will definitely use his services again for the other properties we own.

The representative arrived at the house on time, toured the house, took pictures and sent me an appraisal via email. Only complaint, and I consider it trivial, some of the pictures were not correctly identified. Actually they were kind of funny. For example, the bathroom was labeled rear patio. The dining room was labeled bath. This was not a big deal because these were not relevant to the use we are making of this report.

After I called and left a message for an appraiser to call, he called me back in less than an hour. I was able to schedule the appraisal for the next day. The appraiser was prompt, courteous and was finished in about an hour. He indicated that the appraisal report would be available in 48-72 hours but it was in my e-mail within 24 hours. Although the appraisal was a little lower than I hoped, I think he did a fair and accurate Job.
