It didn't go well as I've documented. ............. "I FEEL": it could be a distraught client with distressed relative issues I've been told: (elderly parents lived there); _ A guy several houses up apparently committed Suicide (Hamilton County coroner verified & Case number assigned ):__within the past several weeks @ 7187 Bridges a few houses to the east (AMSHOFF, MICHAEL J);
Several hundred yards north: 2 Houses @ the bottom of Bridges at Clough are distressed / empty for months.
Both have appears appeared abandoned /in poor shape it seems. A rental house is coming available about 4 doors west too.
Pricing on the house was not immediate evident and I was told it is $99K, which with the major update work it needed as of this original posting and the other factors it seems high. Look at hamiltoncountyauditor.org for "taxable value" (minus permits or improvements).
What kind of "reality" pricing advice, etc. was given by Coldwell Banker would be my question: since the goal is to sell it quickly and avoid paying any more new taxes/maintenance/insurance, utilities (as taxes just went up again.)

....................4/17/15 update
The price had to drop $5k in two weeks when 1st listed others told me as was not realistically priced thru Coldwell._
The Septic system being present has already turned off a prospective buyer gal (driving a gold convertible) she told me.
Near by House at the bottom of Bridges and Clough has a big dumpster there and is being torn down it appears further driving the market down per the original hypothesis it would seem.

My realtor was Brian Bill and I recommend him highly. He really navigated me through my first experience of buying a home and answered all of my many questions thoroughly and patiently. I was also on a tight timeline and he helped me find and purchase a house in the time I had without making me feel rushed. We looked at over 30 homes in less than 3 weeks! He devoted a lot of time and effort to my search, showing me homes multiple nights of the week. He was readily available via email and phone and made me feel like I was his only client. He even contacted lenders on my behalf to get some quotes, as I was unfamiliar with the process and had limited time. I can't say enough good things about Brian! I highly recommend him, especially if you are looking for a house on the west side of Cincinnati.
