About us

Buchanan Homes manages only single family homes and condos. We specialize in Lease with Option to Buy. We also handle standard rental leases if preferred. We will advertise and show your home, screen prospective tenants, provide all agreements. There is no charge for these services. When your home is rented we keep 1/2 of the first and second month's rent. If the tenant purchases your home under our option agreement we keep the last month's rent. You pay no commission. While your home is leased we will collect rent, perform maintenance and repairs, handle all tenant issues. As a member of the Credit Bureau, we report all rent payments to Equifax. This motivates the tenant to pay on time, improves their credit score and makes obtaining a mortgage to purchase your home a little easier! We charge 10% of the monthly rent for these management services. So for a recap, there is no charge to get started. When yuour home is rented we keep 1/2 of the first and second month's rent. If your home is purchased by the tenant under our lease/option agreement then we keep the last month's rent. To use our management services during the term of the lease we charge 10% of the monthly rent. The tenant Dianne selected "duped" her in several respects. First, the tenant told Dianne she was single and would be living at the house alone. The tenant, more often than not, had at least 2 siblings coming and going from the property regularly. I later found out, those siblings were using my house as their mailing address. The tenant did all of their (tenant and siblings) laundry and at least 5 kids' laundry in my facilities. When they moved in, they brought two cars that were each 3-4 colors and had parts hanging from them with bailing wire. Both vehicles leaked fluids. During the course of the tenant's stay, the tenant stored up to a total of 4 derelict cars on the property. From day one, the tenant blocked the common entryway with a big screen TV. I complained then and Dianne "spoke to the tenant about it". I complained several more times during the following 10 months, but the TV did not leave the entry stairwell until the tenant moved out. The tenant refused to allow Dianne and her people access to the property to determine if there was a roof leak, over approximately 3 months (There was damage to two of the ceilings found during a random inspection, about 3 months in). Even though it was in the tenant's contract to allow "random inspections", Dianne's people refused to enter the property without being accompanied by the tenant. The final straw for me was when the tenant left several small children unattended at the property for several hours. The downstairs apartment was broken into and many of my things had been carried out to the back yard. The garage access door was kicked in. At that point, I asked that the tenant be evicted (around the 10th month) and the tenant moved out about 2 months later. Dianne never attempted to collect or repay me for any of the damages. Dianne did not act very experienced. My above experience, my first for renting out my property, went horribly. I will not rent property in the future. It's definitely not worth the headache.
Description of Work: Dianne managed my second floor apartment in my duplex for approximately 12 months.

Unfortunately, the tenant was not a good tenant. However, I cannot control the behavior of a tenant. Based on my agreement with Mr. [Member Name Removed], it was not my responsibility to pay for any damages to the property caused by the tenant.
