Best Choice Home Inspections

This is my second time working with John and I can’t recommend him enough! He is extremely thorough in his inspections and gets the report to you in the same day. Highly, highly recommend.

I cannot recommend John's services enough. I quoted my home inspection with numerous agencies within the Greater Cincinnati area and from the first time I spoke with him on the phone I could tell he was an extremely competent, enthusiastic, and helpful inspector. Just in the first call he walked me through every step of his process in a clear and concise manner, answered any and all questions I had, AND actually quoted his services at the lowest rate of any of the other inspectors I reached out to. He was also readily available for a quick scheduling since I had only a 10 day window in which to complete the inspection. Upon meeting him at the house he was immediately very friendly, engaging and explanatory. I followed him throughout his extremely thorough inspection and on top of answering any questions I had he explained the reasoning for each step of his process and an explanation as to what he found/saw. This was invaluable to me as a first-time home buyer. Throughout the entire process he faithfully documented every aspect of the process, even recording serial numbers for every appliance in order to check if there were recalls or service bulletins for them, all of which was presented very plainly in his final report. Beyond the documentation in the report he also provided very useful commentary and recommendations for general upkeep of the house, preventative maintenance, and for future renovations. The entire inspection took around three hours and left no stone un-turned (or undocumented) which was very useful in my case where the seller's disclosure was entirely empty. John provided his written report later that afternoon within the same day and was available for additional questions afterwards. The report was about 60 pages long and full of images to support each claim/write-up. It was also neatly organized and tagged with items that needed immediate repair, further inspection, on-going maintenance, etc. He is very responsive to both emails and calls and additionally provided a hefty manual for home buyers and owners that details how to perform repairs and key maintenance to keep your home in working order, which again is highly valuable to someone new to home ownership. I will be recommending John's services to anyone I know and if I need another inspection in the future he will be the first person I call.

This was absolutely the most professional and helpful home inspection that we have had. John was a pleasure to work with from the first phone call to the final report. We were purchasing a patio home and we asked him to go through all of the home's systems plus handle a radon test for us. It was easy to schedule a mutually convenient appointment and John spent a generous amount of time looking through everything in detail. He was extremely observant and offered many observations that we would not have picked up on by ourselves. As just one example, John traced all of the serial numbers of the appliances and in his final report identified that the dishwasher had actually been recalled by the manufacturer years prior due to being a fire hazard -- yet somehow it was still in this home. Now THAT is attention to detail! We could not have ben happier with John's work. The final report was excellent and offered information not only on immediate needs, but also on things that we should watch for a few years down the road. We were sufficiently impressed that we will be calling John again very soon to assist us with inspecting another property that we are purchasing. We felt that his services were a very good value, especially considering how easy he is to work with throughout the whole process.

John was prompt, professional and thorough.  The residents of the house were home when he did the inspection and he was cordial and professional with them also which made it go very smoothly.  I know John has actually done home renovations himself including electrical, flooring, plumbing, etc. so he had a unique insight to the job.  He found issues that I would have never seen on my own and not only had a recommendation about how they should be repaired but also a rough estimate of cost to do so. Based on his report, I was able to get the seller to agree to repair all major issues.  I would highly recommend Best Choice Inspections to any potential home buyer. 

Best Choice recently inspected a historic four-plex for me. I was blown away by the thoroughness of his work and by his knowledge of historic structures. I was in a time crunch, so he put in extra effort to get the report turned around same day. The price was extremely reasonable. I will hire Best Choice for every building I purchase in the future.

John was AMAZING!! He was very thorough. The report is so helpful and easy to read. He goes beyond just the inspection. He helped me understand how to maintain my home. The report provides references to other sites so you can decide what maintenance projects you can do on your own and when to call the professionals.
I felt so much better about my purchase. We were lucky, no surprises on the inspection.
