About us
ASHI Certified Inspector 244977. Owner operated general home inspection company for 13 years. I am a State of Ohio licensed Radon tester 1320. I can also assist in the scheduling of other services should they be requested; wood destroying insect inspections, well and septic inspections. I am a past president of the North Central Ohio Chapter of ASHI (American Society of Home Inspectors) and past education director for the chapter. I also spent one year on a joint leadership committee drafting pending licensing of the home inspection industry for the State of Ohio. I am passionate about home inspection and I truly enjoy meeting my customers and assisting them during their home purchase. Rates vary based on size, age and types of homes but are typically approx. $375. Radon testing is $165, Radon testing is done using Radalink continuous monitors.

Services we offer
General home inspections for prospective buyers. My base rate is $350 for single family homes. My report includes photos to aid in explaining and locating issues identified during the inspection. My report has a summary of major defects and safety concerns, as well as detailed analysis of the entire home and it's components. A typical report is 30-40 pages. I'm available for questions, the next day or the next year.

Once the inspection was finished, Bill sent us an electronic, easy to read report that highlighted the findings (with images) that he felt MUST be fixed, along with any minor red flags or issues that we should be aware of. Nothing in the report came as a surprise, since he took us through any major red flags and pointed issues out while we were all at the house. His findings helped us to create an educated list that we could then send back to the homeowners with our "demands" before the sale of the house was final.
He was recommended to us by friends who had recently purchased a home in Bay Village, so they had shared with us what he charged them. When Bill said he charged $350 for his services, I questioned the cost, since he had charged our friends less 6 months prior. Bill patiently explained that he had assessed the time he was spending out at each home, and recently had raised the price because he had calculated that his time was worth more. This was understandable and I still found the price of inspection to be fair, especially if he was as thorough and knowledgeable as our friends had said. Total charges were as follows: $350 for basic inspection, $150 for Radon testing, $285 for well and septic.
I have since recommended Bill to a co-worker, who has used him numerous times during their long house hunt.
The 34 page report we received the same day, which included captioned photos, was amazingly detailed. I was with Bill during every second of the inspection at his urging, and there were photos and pages of information about areas of the house that I don't even recall going through. It was a very educational experience and you will be left with information necessary to not only make a wise buying decision, but information that will keep your home in great shape for years to come.
Bill is very serious about his work, and I highly recommend him to anyone in need of a home inspection.
