Great! They removed walls and made a choppy house into an open concept. They also remodeled my master bathroom. When any issues arise. They stand behind their work.

Ram did an amazing job. Quick response and very professional. Chris stayed in constant contact and updated us each step of the process.

There are many reasons I would not use Ram Restoration again. First, the Ram project coordinator did not put together a design plan that was either accurate or complete. I incurred additional costs because the project coordinator failed to provide drawings that provided the carpenters a plan to come up with a uniform ceiling height around the low hanging ductwork. As a result, framing was installed in the ceiling that was unnecessary. The plans were so inadequate and the project coordinator so inept, that I had to ask the owner of Ram Restoration to take over the management of the project. Indeed, the City of Fairborn required better drawings because the plan was to standards. In the basement remodel plan, the existing R-13 insulation was supposed to be replaced with 2” XPS foam insulation. Not only was the contractor unable to comply with the specification in his own plan but when I asked to have the existing soiled R-13 replaced with new R-13, the owner said that would cost me extra. Second, the project coordinator/owner could not keep important aspects of the project like plumbing fixtures, lighting, paint colors, and almost any other detail of the project written down and retrievable. I provided the coordinator with all of these items through email and printed documents but to no avail. It was very annoying to have spent a lot of money on a project and to be treated as an afterthought. Throughout the project, I had to change what I wanted done because the owner was unable to deliver the original intent of the project. Third, when I pointed out parts of the project that were incorrect, I was told I was wrong. I requested that sound dampening insulation be placed in the ceilings. When the crew installed the insulation, did so incorrectly. When I pointed out they many on-line videos showing how to correctly install the insulation, I was told I was wrong. I moved every piece of insulation in the correct position prior to the hanging of the drywall. When the crew began to paint, they painted a two walls incorrectly causing me to have to repaint the entire basement hallway. Fourth, project coordinator/owner could not keep his word. After the part finished basement was removed, I noticed a crack in the concrete foundation. The owner said he would repair it from the inside and out. Despite constant reminders to repair the crack, the repair never happened. Indeed, his crew put the drywall right over that area against my wishes. When I pointed out that the bathroom needed a smaller toilet because of the tight space, that never happened. Almost any time you spoke to him he would promise what you wanted to hear yet fail to deliver. Fifth, the crews used on the job did not put in full work days. Even if a crew was onsite, the pace of their work was insufficient to get the job done. They did not pick up their trash and generally left the basement pretty dirty during the project. The crews often failed to listen to direction resulting in project setbacks. Finally, Ram Restoration were very poor communicators. You never knew who was going to be at your home and when and what they were doing. Even if you got an answer, you ultimately could not trust what was being said. By the end of the project it had become almost pointless to talk to anyone from Ram Restoration because you just couldn’t rely on what you were told. The project commenced the second week in August and is just now finishing in the second week in October. In my opinion, the basement project was not completed in a reasonable period of time. Moreover, it was not completed to my full satisfaction. I would not recommend Ram Restoration.

Horrible,.. Took over 6 months to complete a simple 4-5 day project. Kept scheduling and re-scheduling visits so that I missed a lot of work, then when I couldn't take off work they insisted on a drop box in order to finish as they wouldn't schedule around me. (Which I now regret to the extreme). Insisted on "Handling" everything with all the contractors, Insurance etc.., They flat out lied to me and said my insurance appraiser approved a carpet replacement that when he didn't. Cost me $10K out of pocket and made ZERO effort to make up for it. "That was on the phone, we didn't give you anything in writing" (They cost me $10K and they're dogging me for the last $300 I told them I wasn't going to pay. Work was done horribly, guys didn't know the job, horrible experience I can not warn people away from this strongly enough, there's plenty of companies out there that you don't have to worry about all the time. They offered to come back and "fix" the stuff they did wrong (several times already) but after 6 months, days of work, and thousands of dollars lost, I'll just hire another company and get it done right and within a year and not have all the worry. I hire contractors to ELIMINATE worry, not saddle me with it. VERY unethical do yourself a favor and avoid at all costs. If they had been a bad company but did quality work, I could deal with it. If they were a great company and just had an off job and made up for it, I could deal with it, but this is the worst of both worlds.
