Our project started well but soon became a nightmare. Sam Pitzulo Builders employed competent employees, however it soon became apparent that they did not have our best interests in mind and had been advised to cut costs wherever possible and to encourage change orders.
Examples are:
1. Insulation was to be installed in the ceiling between the first and second floors. After the lower hallway ceiling was finished we were having problems with the heat and air conditioning, which was very loud and inefficient. A hole was cut in the ceiling to view the duct work and we discovered absolutely no insulation. We were told this was an oversight, however we remember seeing excess insulation being removed from our property. After a very heated discussion the entire ceiling had to be removed and insulation installed.
2. Six Windows were selected by the architect (not hired by Pitzulo but directly by us) and shown on the blueprints. We were never shown pictures of the windows prior to them being ordered by Pitzulo. We were asked by Pitzulo's manager if we wanted wood or vinyl frames. The Pitzulo employee said either would be fine. Our existing home has wood frames because it was built in 1957 so we elected to use wood frames. The Pella windows arrived and were quickly installed in less than one day. We immediately decided they did not look right and asked what we could do to replace them. We were told it would cost $900 to remove the windows and $2503 to order new Pella windows in the style we preferred. When we asked about credit from Pella for the old windows were were told we would not receive any credit because and quot;Nobody uses wood frame windowsand quot; so they could not be returned to Pella and had no value. I was advised by Pitzulo's supervisor that he knew the original windows would look terrible but was told to have them installed and not say anything. We chose to order new windows from a source other than Pella at half the cost but feel this delay and additional cost could have been avoided with a simple, honest suggestion by Pitzulo.
3. Our contract listed an allowance of $10,272 for heating and air but did not specifically list the brand, size and capacity. It was to be of equal quality as the units in our existing home which were inspected by Pitzulo and his project manager. It was later discovered that the unit he had installed was inefficient due to size and quality. Pitzulo insisted he and his manager were not familiar with our existing units even to the point of saying they had never been in our basement, which was not true. We are at fault in this instance because we trusted Pitzulo to select comparable units and our contract did not specifically list the make and model. I believe this was intentional. After many heated conversations the comparable units with air filters were installed. My advice is to beware of what isn't specifically listed in your contract.
These are just three situations of many that caused us to wish we had not hired Sam Pitzulo and Assoc. Any future building contracts we enter into will have every single detail listed as specifically as possible and we will never hire or recommend Sam Pitzulo and Assoc. to anyone.
