I had a little delay in getting them out to do the estimate. Once they realized they had made a mistake they came out right away and got me an estimate pretty quickly. The workman showed up on time. He bent over backwards to accommodate us so we could get things from the kitchen when we needed to. I was really impressed with the cleanup. The work took about 4 days. He cleaned up every night. I was able to use my kitchen when he wasn't there without having to clean it first. It was an insurance job butI felt like we were treated as though we were paying every dime out of our own pockets!
Description of Work: I had a water leak from the bathroom through my kitchen ceiling. They replaced the drywall and repainted. They also replaced my ceiling fan.

It went great. I was referred to North Shore by our insurance company. They gave us an estimate right away. Once we gave the "go-ahead" and scheduled the date they were out there literally right on time, even early one day. With only 2 of them working they had the entire repair completed in 2.5 days. I was amazed with how fast the new floor was put down. I came home from work in the am (they were 2 hours in) and half of the new floor was already done. I would recommend them any day. I would have put the review up sooner, but haven't logged on to this site since I first researched for the repair.

I have used them at least 7 times and I have never had a problem with North Shore Renovations. They've re-roofed 3 roofs, repaired another, and done work on my personal home. Their final price is always on point with the estimate or less. I've never had to have them come back to fix work they've completed. I will be using them for plumbing work today. I highly recommend them to others.

The cost actually turned to be quite a bit. It was pretty expensive work. I think they did a really good job. I think the carpenter they had working was less than desirable just because he would show up late. He kind of messed up the other people who were trying to work with him and around him. He did good work. His punctuality was off. They were recommended by the insurance company Amica. They need to have a manager come out and actually do the estimates. If there was a change in work when the work was being done, at some point they didn't have a manager come out to redo the estimate. That was a bit of a problem later on.
Description of Work: They had to repair the ceiling because of water damage. So they had to redo the ceiling in my kitchen. They also brought a company to take care of prevention of molds and all that sort of thing.

After a soaking rain, our sump pump failed and water got into our basement. No standing water, but about two thirds of the carpet in the finished part of the basement was thoroughly soaked. They came out soon after I called and the mitigation team did an assessment. They took out baseboards and pulled up the edges of the carpet. They brought in fans and dehumidifiers to dry out the carpet. After a few days the carpet was dry and they were done. When I got the bill a few days later, I was surprised to learn that they charged for the equipment by the hour. However, nobody expalained that to me while they were doing the work. They left their fans on for 3 days when it was clear to me that everything was dry much earlier. Not only that, they put two fans and a dehumidifier in the unfinished part of the basement, which was not wet at all. They charged me $550 for that. When I called the company to ask that they adjust the bill, I was promised that they would tell me the moisture readings that justified the equipment in the unfinished part of the basement. However, when they got back to me a few days later, the message was simply and quot;that's the way it is, pay the billand quot;. They operated as if they assume that an insurance company was paying so they use as much equipment as they are allowed. It is incredible that they didn't even attempt to let me know any cost information before doing the work. Then absolutely zero acknowledgement that there might be some validity to my complaint.

Description of Work: Came out for an appraisal and did noy give an accurate appraisal... was far too low. Seemed like maybe he was getting kickbacks from the insurance company. All other contractors were at least 20% higher. The kicker: Would not guarantee work. I dont think he knew too much about roof repair.

Response from North Shore Renovations Inc
I am not sure where to start..... We are a reputable & highly respected insurance repair contractor in this industry. We have been in business since 1994 and are a preferred contractor/vendor on most local and national insurance programs. We are BBB accredited, "A" rated on Angies list, members of COSE, NARI and an approved vendor on Crawfor Contractor Connection. We were contacted by this persons carrier to write an estimate to repair storm damage to his home. Carriers ask this of us at times because there is likely an impasse on the loss between them and the contractor the homeowner has selected to do the repairs. Most likely it is because the carrier has written an estimate and made payment based on it. The insured then "shops" the work and submits estimate which are considerably higher (not too many folks call the carrier back and say they got someone to do it for less and that they need to take back some of their money). . The carrier ususally attempts to work this out with the contractor directly to come to an agrees scope/price. When this does not work out or is not possible - they will call one of their preferred vendors to create a third party competitive estimate (this is where we came into the picture). I am not sure if this was the situation exactly here or not because honestly - it is none of my business. However, based on my experience with these claims/issue - the reason stated is likely highly accurate or pretty darn close to accurate. I wrote a fair and accurate estimate using Xactimate (our industry standard estimating program). We sent a copy of this estimate to the to the homeowner and insured letting them know if they wanted North Shore to perform the repairs we would be glad to do them based on the scope/price we quoted. This homeowners accusation of me writing a "lowball" estimate is completely unfounded. I could have and would have performed the scope of repairs for the amount quoted witout question. I even revisited the loss and revised my estimate at least two more times for the homeowner and carrier during the course of the job to help out the situation. The revisions were due to additional damage uncovered and/or adjusments/changes to the scope which are not all that uncommon in a job this size.. As for us not offering a warrantee - that is just plain rediculious. Our ads promote our warrantee, our website promotes our warrantee and the carriers insist we provide a warrantee. This is of course unless there is a specific situation where the carrier or insured are insisting we perform a repair in a manner which we feel is not correct. This we surely NOT the case here - our standard labor warrantee would apply without a doubt. The great thing about Angies list is that homeowners can voice their opinions about contractors and the services they perform thereby making the task easier for other members and hopefully weeding out some of the unscrupulous vendors which cause so many homeowners grief. . The bad thing about Angies list is that that the homeowner can use words like "seemed", "I feel", "I think" ,"I don't think" and "In my opinion" when they are unsustanciated or just plain incorrect/wrong. We have never and will never write an "intenionally lowball estimate" just to make a carrier happy. We will write an estimate which is accurate, precise and for an amount that WE would be able to do the job for and make a REASONABLE profit. If i wrote a lowball estimate and the homeowner said - ok then do the work i would be obligated to perform the repairs for the stated scope and price. That is certainly not a chance i would take for anyone. I will let our record with the many other Angies list members speak for itself. They were consistent and good to work with. They called to clarify details of the job and were sure to make sure they did not miss anything. It was fine that they worked while I was at work and the cleanup went well after they were done. They were also willing to adjust small details where we were not on the same page.
Description of Work: They did 2 sets of water damage last fall after Hurricane Sandy. They removed wallpaper after water damage, painted window sills, put drywall and plaster on the ceiling, rehung new curtain rods, repainted the hallway all the way up the stairs, and replaced the tiles in the drop ceiling. They were able to match the stain pretty well.

They came out on our estate and they spend almost two and a half hours with me. They walked through every part of the building and they pointed out things that they felt needed to be done. Their estimate was about $128,000 and at the end, at best, it was $178,000. That was because they did a very good job for us in identifying things that needed to be replaced over and above what State Farm's estimator had given us. So, we dealt with Tony and Ed, who are the partners at North Shore and George was the construction manager and they were very responsive to us. My wife's in a wheelchair, so they came to our apartment, they went over things and explained stuff. Everyone who came back to the house has told me that the work was excellent. Here's the compliment, the housing inspector asked for Ed's card because he wanted them to do some work for him. You can't get a better compliment. Since we've moved in I've found some things and they've been very responsive. They've sent people over immediately and done the work. They went to bat for us twice and was able to get State Farm to agree to almost $50,000 additional repairs and costs so we were very pleased with their responsiveness even though there's no more money for them to get. We plan to have a big party once we've moved back in and we want to invite them to thank them directly. I would highly recommend anyone who has need for construction on a residential property to use North Shore. They were able to take apart and reassemble previous, very detailed scrolling and woodwork and they created something that would match that previous work and I can't see the difference. The quality of the work is excellent. The first thing people comment on is how beautiful the hardwood floors are. At their own cost, I was told it was about $250 a day for three or four days, they used HEPA filters to keep the smell down because of our concerns about my wife who has nerve damage.
Description of Work: I just used North Shore Renovations Inc for fire damage. We had to have total electrical work. The house was basically, I shouldn't say destroyed but, everything is new except the brick exterior walls. We got the contract with them in June and they just finished the job. So it was fifteen months that we were out of the house.

My insurance took care of the cost and recommended North Shores for the job. I can't remember if it was them that put a tarp on the exposed frame. But I'm certain they performed the repair. The job was one of the best I've had done on my house. When it was over, the soffet looked like brand new. And the work was completed during the depths of winter. I only wish North Shores was available to do work on a more regular basis. I have since called them requesting a quote and they pretty much turned me down or were not terribly responsive.
Description of Work: Wind and ice damage in combination with pigeon droppings caused the whole side soffet on my house to collapse. The crash was deafening. Once the wood structure fell, the whole inside structure of my house was exposed.

They are contractors for emergencies like floods and fires. They know people who can do things like painting and floors. They were fantastic and went above and beyond on putting us at ease. We spent a lot of money and had to move out of our house while the work was done. The work was above what we expected. They put two coats of paint when we thought they would only do one. They painted extra woodwork. Their workmen were wonderful and they showed us how to make good decisions on choices of materials. They were excellent and we are back in the house now. It looks wonderful and we have recommended them to other people.

The only problem that I had with North Shore Renovations was their responsiveness. I thought it took far longer than I thought it would. I called them the day that I noticed the water damage and it took about a week to schedule the consultation and come out to give me the consultation and the estimate. After the consultation it took about three weeks for them to call me to schedule a day for the work to be completed and the day that they were going to come out was another two weeks after that. The whole process took about six weeks, from my call to set up a consultation with them to the completion of the work. The employees who came out to do the consultation and the work were very nice and thorough. They were willing to explain everything to me. The work that they did was very good.
