Title Companies
All seemed to go smoothly until I received my first tax bill. This title agency prorated my taxes based on the latest real estate duplicate (which was considerably lower than the actual taxes owed because the property was new construction). From what I can determine, the tax duplicate only took into account the land, not the new house being built on it. So when taxes came due, I ended up having to pay taxes on the land and house. The builder who owned the land/house for 6 months, minus 3 days paid only $153 in real estate tax and I, who owned the land/house for 3 days, in the ended up paying $928. When I called the title company to get clarification, the person I spoke to was rude, refusing to explain and said, read your contract. They knew exactly what they did.
