"I have provided multiple inspections for investment properties and personal residences for this buyer over a 3-4 year period. We had a good relationship and she would call with periodic questions about her houses. The property in question was extremely distressed and I provided a full report of all the issues. [Member Name Removed] followed me through the house for the entire inspection. The electrical system exhibited multiple defects and was in a hazardous condition in addition to containing a (defective) Federal Pacific panel that needed replaced. (There were multiple panels installed) After they started repairs, [Member Name Removed] accused me of overlooking the garage main disconnect. I explained that defects were contained in both panels as outlined in my report; You can't replace one panel without replacing the other. She then became aggressive and insisted I pay for the panel. I explained multiple times through phone calls and emails that i documented all of the issues and would not be reimbursing her for the cost to replace. She persisted for weeks demanding payment for the panel or refunding her inspection costs. I continually refused and sent copies of my report highlighting my notes regarding the defects. [Member Name Removed] continued to call/email and threatened legal action and poor online reviews if i didn't send her some money. I offered to go through arbitration with her as agreed upon in my inspection agreement. After months of harassment and [Member Name Removed] declining arbitration, I did finally respond to "go bother someone else" or proceed with arbitration... The emails finally stopped. I will let my 14 years experience and online reviews speak for themselves."
we were very impressed with how thorough he was and how good he was at
helping us to understand each area he was inspecting. The home we are
purchasing was built in the 1900 and was moved to a new location in the
1950s - so we knew there was great potential for foundation, electrical
and plumbing issues among other things. Bob gave us great
recommendations for the smaller issues and thoughts on when certain
things would need fixed or maintained.
He was very realistic and honest. He mentioned details big and small
but didn't make us feel overwhelmed. We did not feel rushed at all
during the process. Bob made sure to take enough time in every area of
the house including the crawlspace where we had extra concerns. We would
highly recommend him to anyone in need of a home inspection.

I will not engage in mud slinging with this person who was not even my client, I will state ONLY facts here. I have been in business 8 years full time, am currently a Board Member and a Certified Inspector of the American Society of Home Inspectors. I have performed 1000+ home inspections and have never had a complaint about my services. I provided a home inspection at this house that was being processed for an estate sale by the mentioned REALTOR. This realtor was the listing agent, the buyers agent AND the estate liquidator.... who couldn't even take the time to show up at the inspection btw. The contents of every drawer and closet were piled throughout the house, some places were ankle deep. I could not even get to some areas or to check all windows as belongings were piled high on every bed and table in the house. The kitchen counter was barely visible as dishes and pots were stacked everywhere. My clients (buyers) mother who was present at the inspection even made a comment about the chaotic state of the house since she saw it last. I also received a nasty email from this seller because i left the house in "disarray" and found a gas leak in the basement with a professional combustible gas leak detector. Who complains about a home inspector finding a gas leak? This has the potential to be a major safety hazard. I'm not concerned about the intentions of this seller to disparage me. The buyers mother who accompanied me at the inspection was VERY pleased. In the 3 hours we spent there, she told me she learned a lot about her daughters new house and enjoyed all the technical things covered in an inspection. She did everything but climb on the roof with me! I feel I did my job that day!"
Bob explained everything in detail and told us WHY things happen. He was able to give us simple tips to prevent future problems.
We got a VERY detailed report later that evening. The list was broken out into things that need immediate attention, those that need and quot;preventative maintenanceand quot;, and items that we should keep an eye on. He took a lot of pictures that he included in the report so we will remember by the time we move in.
