I had a few people come and bid the work. Freddy won my confidence from that visit, asking the right questions, giving thoughts and advice from the get go. Many others came in and asked almost nothing. When their bids came in they were indeed much lower but there is NO question that they were not understanding the scope of work and I would be hit with continual "added costs" throughout the project. While Freddy's costs came in as more (note- price does not include finishes or fixtures) I understood that he was bigging realistically and left himself some wiggle room. Every project has items that come up-- Freddy absorbed them all and never asked for more money. He did a lot of added work that was not in the scope: restructuring part of the bathroom when the structure above the ceiling was seen as compromised etc. He is always responsive, prompt and DEFINITELY goes the extra mile. He is clearly looking to do whats in his clients best interests and what they want and not nickel and diming for his benefit- which a lot of people do. He comes for small punch items with no complaint and takes real pride in his work.
Re the work: Freddy's open to presenting options to get towards what youre looking for throughout the process, his tile work is amazing and he keeps his standards high. He is respectful, and generally an extremely easy person to work with. Thank you Freddy!
I have done four major home renovations and Freddy is by far the best contractor I have worked with. He is professional, courteous and sticks to his word. With any sizeable project there are always going to be some issues that you encounter, but Freddy had a variety of options for handling each and every one of them. Our project was quite extensive including bathrooms, kitchen, windows, doors, wall and structure changes. I was very, very happy with Freddy and have already started other work with him.
The Project was scheduled to take 6-7 weeks. Leading up to the start of the project Freddy and I spoke often and materials were dropped off so that once the project started, we could proceed, without waiting for anything to be available. Note- make sure you have a storage area for these materials (I used half of my two car garage). I chose to use my own Cabinet and tile provider and handled the selection and purchasing of my appliances. In summary the project consisted of:
- demolition down to stud
- Installation of Windows and a Door
- All foundational prep work
- Installation of under the floor heating (electric, but we did discuss a water based system)
- Tile of floor and backsplash
- Electrical -
- upgrade service to the house
- replace existing Fuse based panel with breakers
- replacement of a subpanel in the basement to handle the new Kitchen
-
Install of under the floor heating system
- Plumbing - move and replacement of Natural gas and water based systems
- Installation of appliances
- Sheetrock install and taping
- Painting
- Trim and Molding
On the day Freddy and I agreed to start the project, he was on time with a crew of two, to begin the demolition. In two days, the majority of my kitchen was down to stud and we had our first "we didn't see that" moment. The back wall of my kitchen had a water leak down the inside of the wall which resulted in the sill plate being rotted down the cement foundation. Freddy and I launched into an immediate discussion on the additional work and associated cost required to make this right. After a brief negotiation, we came to an agreed upon change, which required the back wall of my kitchen to be taken down, the foundation rebuilt and that section of the house needed to be re-sided. This also meant that the Widow frames had to be built from scratch which was something unexpected as we had ordered replacement windows.
The Plumbing crew (John and his son) was Great and were professionals
The Electrical crew was also great, but sometimes had some scheduling issues around not showing up on time (just call Freddy, he handles this)
The Painting and trim guys were fantastic.
Freddy is an EXCELLENT tile man
I had the Cabinet place install the cabinets and countertops (it should be included on the order as part of the capital improvement cost) so Freddy worked with them around that schedule
Freddy then came back and installed the appliances and finished the job
So, even with the delay requiring the back wall being rebuilt and sided, and the fact that the inspector for White Plains resigned while my project was going on, my kitchen was functioning in 7 weeks and finished (including all of the inspections), in a little over 8 weeks.
Spista Contracting was great! They not only moved the project along, they worked weekends to make up the time and produced FANTASTIC results. Everyone who walks into my new Kitchen is blown away at how great it came out.
I would recommend Spista to anyone looking to have work done.
Thanks Freddy
As far as the price is concerned, there were lower quotes as well as higher; however, we decided on Freddie for all the reasons stated above. He is not cheap, but he is not extremely expensive either. We believe he deserves what he asks for. His workmanship is absolutely flawless.
We will update the review once everything is finished.
- They were very good. They were prompt and courteous. They cleaned up after themselves. I would absolutely use them again.
Excellent job. No problems . Everything went smooth and easy I recommend Spista Contracting.
